WOULD YOU BELIEVE THESE FOUR LANTERNS ALMOST DELAYED A REAL ESTATE CLOSING YESTERDAY?! 😳
Well, let me tell you a little closing-day story!
Yesterday, we ran into an unexpected situation when the sellers removed two lanterns that had been attached to the home’s cedar porch posts.
The other side believed they were personal property. However, because they were attached to the home and weren’t excluded from the contract, we believed they should have conveyed with the property.
We even confirmed our interpretation with our broker and referenced Paragraph 2 of the Texas One to Four Family Residential Contract.
Now, were these the most expensive items in the home? Absolutely not.
But here’s the thing…
It’s not always about the dollar amount. It’s about doing what’s right and protecting the people who trust you.
I’ve been selling real estate since 2008, and I can tell you that no two transactions are ever the same. Sometimes the biggest challenges come from the smallest details!
My job doesn’t stop at negotiating a sales price. It’s understanding the contract, navigating difficult conversations, solving problems, and standing up for my clients when needed.
Thankfully, we worked through everything yesterday and reached a resolution! 🩷
Just another reminder that having an experienced Realtor in your corner really does matter.
And now I’m curious… would YOU have thought these lanterns stayed with the house? 👀
