🏡💗 FLORIDA HOMEOWNERS & FUTURE BUYERS — LET'S TALK AMENDMENT 3!

You may have heard that Amendment 3 passed in Florida, but what does that actually mean for your home, your property taxes, or your plans to buy? 🤔

I'm here to break it down without the politics — just helpful real estate information! 🏡

✨ HERE'S WHAT YOU NEED TO KNOW:

✅ 2026: Nothing changes on your current property tax bill.

✅ 2027: The homestead exemption for non-school property taxes increases to $150,000 for qualifying homeowners.

✅ 2028: That exemption increases to $250,000, with inflation adjustments beginning in 2029.

✅ Investment properties & second homes: The annual cap on assessed-value increases drops from 10% to 5% for non-school taxes.

⚠️ BUT HERE'S WHAT'S IMPORTANT!

🏠 Property taxes are NOT completely going away. School taxes and other applicable assessments still remain.

🔑 If you're planning to buy a home, your eligibility and timing matter! Different rules apply to people establishing Florida residency after December 31, 2026.

💰 If you already own a home with a homestead exemption, you may see savings beginning in 2027. Your actual savings will depend on your property and local tax rates.

📍 WHAT DOES THIS MEAN FOR OUR LOCAL REAL ESTATE MARKET?

This could help with long-term homeownership affordability, but buyers still need to consider insurance, mortgage payments, and other ownership expenses.

Whether you're buying, selling, or staying right where you are, understanding these changes can help you make informed decisions!
