August brought steady strength to Florida’s real estate market. The median price for single-family homes reached $415,000, while condos and townhouses came in just under $298,000. Even as sales dipped—down about 1.5% for single-family homes and nearly 2% for condos, marking the end of an 11-month growth run—home values continue to hold firm, despite mortgage rates hovering between 6% and 7%. With over 24 years guiding buyers and sellers in South Florida, I’ve seen firsthand how resilient our market can be, even in shifting conditions. Florida Sellers Face an Equity Squeeze
As someone who's been guiding South Florida homeowners for over 24 years, I've seen how numbers can look much different once you move past the listing price. Take a typical scenario: a Florida home valued around $500,000 with a $350,000 mortgage might seem to hold $150,000 in equity at first glance. But after a price reduction, buyer negotiations, repair credits, agent compensation, and closing costs, sellers in this example were left with approximately $72,000 once the mortgage was paid off. Now, if that same property required about $50,000 in deferred maintenance, the proceeds could drop to just $22,000 after payoff.

This is the reality for many Florida sellers—torn between the net from a traditional sale and the convenience (but lower return) of a cash offer. There are also creative structures out there, but they often mean settling for a smaller profit. The real focus needs to be on your net proceeds, not just the estimated market value. Buyer interest here tends to build from late fall into mid-spring, with the most activity peaking during mid-winter through early spring. This is often when sellers enjoy more showings and quicker sales. When early summer rolls around and through late fall, buyer traffic typically slows, especially if there are active storm forecasts, so those with flexible timelines often prefer to list before then, or wait for demand to return. In Florida, factors like retiree demand, insurance quote timing, and unique local cycles often mean the traditional calendar takes a back seat. The key is making sure your pricing reflects whether buyers are eager or cautious. While late fall through early spring usually brings the strongest activity, my experience has shown that a well-priced, well-presented home can attract the right buyer any time of year—timing simply shifts the odds, not the outcome.
