Massachusetts, September 2026: more listings, record prices, and offers still coming in 8 days. 📊

Here's what five years of our MLS data shows:

🏠 Supply is rebuilding. Listings from January to August total 63,091, up 4.9% on 2025 and 13.5% on 2024. We're still 6% below 2022.

💰 Prices are at 5-year highs. Median list price reached $700,000 in April. Median sale price hit $689,900 in June and stands at $630,000 in September, up 14.5% from September 2022.

⚡ Speed hasn't slowed. August new listings jumped 15.3%, yet days to offer dropped from 13 to 8. Under 10 days is a red-hot market.

The takeaway: more inventory hasn't cooled demand. Well-priced homes are still getting offers in about a week.
