Before spending $100,000 or more on a kitchen renovation, there's something every homeowner should understand.

The cost of an improvement and the value it adds to your home are not necessarily the same.

A beautifully remodeled kitchen may help your home attract buyers, but that doesn't mean you'll recover every dollar invested when you sell.

Neighborhood values, comparable sales, buyer expectations, and the home's overall condition all play a role.

My advice? If you're renovating for your own enjoyment, make it something you love. If you're renovating specifically to sell, talk with a knowledgeable local Realtor before making major financial decisions.

📉 What happens when mortgage rates rise while you're shopping for a house?

Your buying power can change, sometimes faster than you expect.

In this conversation with mortgage lender Jessica Benge, I share a real-world example of a buyer whose projected monthly payment increased by $185 after stepping away from a purchase and revisiting it weeks later.

That's more than $2,200 a year in additional payments!

It's a reminder that mortgage rates, monthly payments, and purchasing power are all connected.

🏡 Before you make a decision to buy, wait, or walk away, make sure you understand the financial picture.

If you are buying a home in Dayton right now, here are three things I want you to remember about price reductions.
First, do not assume a reduced price is automatically a bargain. A seller can cut $25,000 today and still be overpriced.
Second, pay attention to days on market. If a home has been available for 45, 60, even 90 days, that is a reason to investigate. Ask your agent why. It does not guarantee a seller will negotiate, but it helps you understand their situation.
Third, negotiating is not about getting the lowest possible price. It is about getting terms that fit your lifestyle. Sometimes closing costs, interest rate help, or repairs are worth more than a modest price reduction.

🏡 Higher mortgage rates aren't necessarily all bad news for homebuyers.

When interest rates rise, some buyers put their plans on hold. And depending on the local market, that can mean something interesting for those who are still shopping.

Less competition. More room to negotiate. And potentially more opportunities to ask for seller concessions or financing incentives.

That doesn't mean sellers have to give their homes away. It means both buyers and sellers may have opportunities to structure a deal that works for everyone.

Jessica Benge and I believe there's no one-size-fits-all approach to real estate.

💡 The goal isn't just to get a deal done. It's to find the right solution for your situation.

Let's talk about your next move!

How can you tell when a homebuyer is moving from casually looking to seriously considering a purchase?

The questions change.

Instead of focusing primarily on paint colors and finishes, buyers start asking about the roof, HVAC system, property taxes, and the age of major components.

Those questions tell me they're beginning to evaluate the actual cost of owning the property.

And that's a good thing!

Buying a home involves much more than loving how it looks. Understanding the condition and ongoing expenses is just as important.

"We're not in any hurry to sell."

It's something I hear from homeowners all the time, and I completely understand.

But here's what often changes that perspective: showings, cleaning, rearranging schedules, finding somewhere to take the pets, and keeping the house ready for buyers every single day.

Selling a home can become exhausting surprisingly quickly.

That's one reason having a thoughtful pricing and marketing strategy from day one matters so much.

The goal isn't just to sell your house. It's to make the process as smooth and manageable as possible.

One of the biggest mistakes a home seller can make? Passing up a strong first offer because they assume something better is coming.

When your home first hits the market, you're often reaching buyers who have been actively searching and waiting for the right property.

A quick offer doesn't necessarily mean you priced too low. It may mean you priced correctly.

Every offer deserves careful consideration, especially the first one.

After more than 20 years in Dayton real estate, I've seen how costly waiting for that imaginary better offer can become.

One of the first things I tell sellers is this: your home's value is not based on what you need to walk away with, and it is not based on what your neighbor is asking for their house.
Your home needs to be priced for its condition, its location, and its competition. The way to get there is by looking at what buyers right now are actually willing to pay. That means studying recent closed sales, pending transactions, how quickly those homes went pending, and what you are competing against.
A well-prepared home with a thoughtful pricing strategy can still stand out. An overpriced home can spend weeks sitting on the market while buyers choose something else.

Here is one that caught my attention. In Sugarcreek, a home reduced from $2.75 million to $2.65 million. That is a $100,000 price reduction, and I know a multi-million dollar property may not be your price point, but stick with me.
Everyone gets excited about the dollar amount. The percentage tells the more complete story: it is a reduction of nearly 3.6%.
That lesson applies to the entire Dayton market. A $10,000 reduction on a $200,000 home is very different from a $10,000 reduction on a million dollar home. So if you are buying in Bellbrook, I would not automatically assume every home with a price reduction is an incredible bargain.

Are Dayton home prices crashing? I hear that question all the time. Or are buyers finally getting some of the negotiating power they lost over the past couple of years?
When I started digging into our local MLS data, I found price reductions of $10,000, $25,000, $50,000, and in some cases $100,000 across Kettering, Centerville, Beavercreek, and Bellbrook.
If you are a homeowner thinking about selling, does that mean you need to lower your expectations? Not necessarily. There is one important distinction about these price reductions that I think a lot of people are missing, and I break it down in the video.
