🇵🇷🇭🇳Our Roots. Our Journey. Our Legacy. ❤️

Para cerrar nuestra serie de entrevistas en celebración del Mes de la Herencia Hispana, hoy queremos compartir una historia muy especial: ¡la nuestra! ❤️

Behind EXIT Realty 4Corners, there’s more than a real estate business. There’s a story of hard work, sacrifice, family, and perseverance.

From working at Disney to building businesses in the automotive, restaurant, and real estate industries, our journey has been filled with hard work, sacrifices, and dreams.

Along the way, we balanced multiple businesses, full-time jobs, and raising our two sons, who are now pursuing their dreams in soccer. ⚽❤️

Hoy, como esposos, padres y propietarios de EXIT Realty 4Corners, seguimos trabajando juntos con la misma pasión, ayudando a otras familias a alcanzar sus metas.

This is about sharing our journey and inspiring others to believe that their dreams are possible, too.

Porque detrás de cada negocio hay sacrificios, detrás de cada logro hay una historia y detrás de cada sueño hay una familia que nunca dejó de creer. ❤️

🏡 Whether you’re buying, selling, or investing in Central Florida, we’re here to help you engineer your next move!

🏠 Considering a Short Sale? Know Your Options First.

A short sale may not be the right solution for every homeowner. Depending on your circumstances, other options may include:

• Loan modification
• Deed in lieu of foreclosure
• Bankruptcy
• Military programs

The most important step is understanding your options before making a decision.

If you’re facing financial hardship, having difficulty with your mortgage, or concerned about foreclosure, take the time to learn what options may be available to you.

📲 Get informed. Ask questions. Explore your options.

What REALLY happens behind the scenes of a short sale in Davenport? 🤔🏠

Here’s the step-by-step lender process:
• Missing documents are the #1 cause for delay—getting financial statements together early is key!

• The bank orders a Broker’s Price Opinion (BPO) to assess value (and no, buyers/sellers usually don't see this number!).

• Deals often stall when secondary lenders or junior liens have to negotiate accepting reduced payouts.

• The silver lining: While a short sale impacts credit and can show on your report for 7 to 10 years, it’s often viewed less harshly than foreclosure—and most buyers can purchase again after just 2 years.

Navigating short sales requires local expertise and persistent follow-through. DM us today with your real estate questions! 📲

🏡 Buying a home? Don’t let “prepaids” catch you off guard!

Prepaids aren’t really a fee—they’re money you pay upfront for things like:

💰 Property taxes
🏠 Homeowners insurance
🏦 Initial escrow deposits

And these costs can add up FAST, especially when you’re already budgeting for your down payment and closing costs.

👉 My tip: Ask your lender to walk you through your prepaids line by line. If you don’t understand a number, ASK.

A few extra questions now can help prevent some big surprises later.

And if your Loan Estimate looks like a foreign language… you’re not alone! 😅

Save this for your home-buying journey and send it to someone who’s getting ready to buy! 🔑
