A vent is only useful if air can move through it.

Installation material was covering this ridge-vent opening. That defeats the purpose of letting warm, humid attic air escape.

I recommended having a roofer remove the obstruction and verify the ventilation path. From outside, the roof can look complete while the airflow detail underneath is still wrong.

Mulch and soil should not bury the bottom of your siding.

This siding had too little clearance from the ground. That can keep it damp, make pest entry easier, and hide deterioration.

The grading or landscaping needs adjustment while preserving the siding manufacturer's required clearance and drainage. More mulch is not always better.

Grinder pump alarm sounding? Stop water first, then follow these steps.

Silence the horn to stop the noise, but keep the warning light on. Wait and watch: a short surge can clear in minutes, a persistent light means you should call your utility or a plumber. A typical basin holds about 100 gallons, so avoid laundry, showers, and dishwashers until you know the status.

Do not open the tank lid or the pump's control box. Do not try repairs yourself. If the light stays on after waiting, contact your sewer utility or a licensed plumber.

A sink draining today does not tell you everything about the sewer line.

The camera showed scale and rough buildup inside this piping. That buildup can narrow the opening and catch waste, setting the stage for repeat clogs.

I recommended a plumber evaluate the pipe condition and the appropriate cleaning or repair options. A follow-up camera inspection can help show what remains after cleaning.

This is one reason I like buyers to consider a sewer scope along with their home inspection.

A panel cover should be secured with the correct screws.

This one was missing cover screws. Leaving it loose reduces protection around the electrical components. Replacing them with whatever is in the toolbox can create another hazard.

I recommended an electrician install the proper manufacturer-approved screws.

Before that first cool-weather fire, take the chimney seriously.

Visible rust and corrosion were present at this metal chimney and termination. Deteriorated parts can affect weather protection and safe performance, and a home inspection cannot confirm the condition of the entire flue.

I recommended a qualified chimney professional evaluate it and make the necessary repairs before use.

A little preparation now is better than finding out something is wrong with a fire burning.

Rain does not need a big opening.

Exposed or inadequately sealed roof fasteners can create a path for water beneath the shingles. These spots needed a roofer's attention using repairs compatible with the roof materials.

The details around a fastener matter just as much as the shingles around it.

Here is why I do not stop at looking at the floors from inside the house.

These masonry supports beneath the floor were leaning. That raises questions about how the floor is being supported and whether movement is continuing.

I recommended evaluation by a qualified structural or foundation professional before deciding on a repair. Adding a block or shim without understanding the cause can leave the bigger problem unresolved.

The crawlspace can tell a very different story from the living room.

Drain water needs a clear path downhill.

This drain piping did not have the proper slope. Poor drainage can leave water and debris behind and contribute to recurring clogs.

A plumber should correct the configuration and verify normal drainage. Pipes being connected does not always mean they are connected correctly.

Turning on the bathroom fan is only half the job. Where does that air go?

This exhaust duct ended inside the attic. Instead of sending humid air outside, it was putting that moisture into the attic.

I recommended extending the duct to a proper exterior termination and securing and sealing the connection. A fan can sound like it is working while the air is going to the wrong place.
