The challenge is that a higher list price doesn’t always lead to a higher sale price. Sometimes, it simply means more time on the market—and as those days add up, price adjustments, carrying costs, and missed opportunities can start entering the conversation.

That’s why pricing a home isn’t about choosing the highest number possible. It’s about finding the right number to attract serious buyers while interest in the home is at its highest. Because the goal isn’t more days on market. The goal is the best possible outcome for your sale.
