An existing radon mitigation system is a good sign that radon has been addressed, but the presence of a system alone doesn’t tell you its current condition or whether all visible components are functioning as intended.

Before purchasing the home, consider having the mitigation system professionally inspected. An evaluation can look at accessible components such as the radon fan, vent piping, connections, manometer, discharge location, labeling, and overall system condition. 🔍

Fans can eventually fail. Pipes or connections can be altered or damaged. Home renovations can affect an existing installation. That’s why evaluating the system you’re inheriting can be an important part of your due diligence.

Radon is a naturally occurring radioactive gas that can enter a home from the soil beneath it. It’s colorless, odorless, and tasteless, which means there’s no walkthrough, visual inspection, or smell test that can determine whether elevated levels are present.

And here’s something buyers and agents should remember: radon isn’t just an “old house” problem. Elevated levels can be found in new construction, older homes, homes with basements, crawlspaces, or slab foundations.

This naturally occurring radioactive gas comes from the soil beneath and around your home and it can enter through places you may never notice:

🔸 Gaps around plumbing and utility lines
🔸 Sump pits and floor drains
🔸 Crawl spaces
