Why are there so many homes for sale rtn?

Mortgage rates being back above 7% isn’t exactly the news most people wanted. But it’s changing the market in ways that matter whether you’re buying or selling.

The number of homes for sale is growing faster than it was this time last year. And interestingly, the main reason isn’t a flood of new listings. It’s because homes aren’t selling as quickly.

Here’s why – and what that means if you’re thinking about buying or selling. See comments for more.

What Do Higher Mortgage Rates Mean for Home Sellers? 🏡📈

Higher mortgage rates aren't just impacting buyers—they're shifting what it takes to successfully market and sell a home.

Today's buyers are ultra-sensitive to monthly payments. Because of this, new home builders are stepping up with aggressive incentives (like mortgage rate buydowns) to keep buyers moving forward. In fact, nearly 1 in 5 newly built homes offer advertised buyer incentives.

How can resale home sellers stay competitive?

Offer Smart Concessions: Sellers can also contribute toward rate buydowns or closing costs.

Highlight Unmatched Features: Showcase local neighborhood amenities, established yards, and prime locations that sprawling outer-suburb developments can't match.

Price Realistically: Success in today's market requires pricing based on current buyer purchasing power rather than peak-market benchmarks.

Thinking about making a move soon? Let's connect to make sure your home is positioned to stand out and attract top-dollar buyers.
