Today was about more than just showcasing a beautiful home. It was about building something bigger! 🏡🤍

We had a wonderful time hosting our Fall Open House at 3233 Rolling Meadow Drive, and I couldn’t be more excited to celebrate alongside Shelly, the newest agent to join KS Premier Realty! 🍂

My clients buying homes in their 20s inspire me… because I know firsthand just how powerful that decision can be. 🏡

My husband and I purchased our very first home when I was just 21 years old.

At the time, we weren’t thinking about building a real estate portfolio or creating generational wealth. We were simply two young adults investing in our future and choosing homeownership over renting.

What we didn’t fully realize then was just how significant that decision would become.

Years later, we sold that first home with nearly SIX FIGURES in equity. That equity became the financial stepping stone that helped us purchase our next property.

One home. One decision. A foundation for our future.

That’s why I get so excited when I see young buyers making moves in today’s market.

While headlines focus on interest rates, affordability, and economic uncertainty, I encourage my clients to look beyond today’s headlines and think about their long-term goals.

Because here’s something I’ve learned through both personal experience and years in real estate:

It’s not always about timing the market. It’s about the TIME you spend in the market.

Real estate isn’t a guaranteed investment, and buying before you’re financially ready isn’t the answer. But waiting endlessly for the “perfect” market can mean missing years of potential equity growth.

Your first home doesn’t have to be your forever home. It doesn’t have to be your dream home. And it certainly doesn’t have to check every box.

Sometimes, your first home is simply the investment that makes your dream home possible.

The market doesn’t have to be perfect. Your strategy has to be informed. 9 of the last 10 full years in this data gained value.

Real estate values rarely move in a straight line — and that’s exactly why understanding the market matters.

This Collin County data tells a much bigger story than simply “home prices went up.”

A $300,000 home purchased in 2016 would be worth approximately $604,802 today based on the FHFA All-Transactions House Price Index. That’s more than $304,000 in appreciation over the decade. The people who built substantial equity weren’t necessarily the ones who perfectly timed the market. In many cases, they were the ones who bought a solid property, made a smart financial decision and allowed time to work in their favor.

That’s why I don’t believe in giving clients generic advice like “now is the best time to buy” or “just wait until the market changes.”

The better question is:

What does THIS market mean for your specific property, finances and goals?

That’s the conversation I love having.

Everybody is waiting for rates to drop… 👀

But here’s the part buyers sometimes forget:

When rates drop, you’re not the only buyer who notices.

More buyers = more competition.
More competition = less negotiating power.
And potentially higher home prices.

Meanwhile, 3233 Rolling Meadow Dr. in Anna is available NOW, while buyers still have room to negotiate.

You can always refinance a mortgage later.
You can’t refinance the price you paid for the house. 😉
