Two Dallas-Fort Worth suburbs just earned national recognition! 🏡

According to a new study by Vivint, McKinney and Frisco ranked among the top 5 safest U.S. cities for new homeowners.

Here’s how North Texas cities ranked:

📍 #2 McKinney
📍 #4 Frisco
📍 #11 Plano
📍 #16 Garland
📍 #18 Irving

The study evaluated 93 U.S. cities, considering property crime rates, recent movers, younger homeowners, and home security infrastructure.

McKinney and Frisco stood out for their low property crime rates, with 680 and 789.4 incidents per 100,000 residents, respectively.

For buyers considering a move to North Texas, this is another factor worth exploring when choosing where to call home.

Dallas buyers have more leverage than they’ve had in a long time.

Dallas now ranks as the No. 8 strongest buyer’s market in the U.S., with 30,854 sellers compared with 14,865 buyers. That means sellers currently outnumber buyers by 107%.

For buyers, more inventory and less competition can mean more time to evaluate options, negotiate on price, and potentially ask for concessions such as repairs or help with closing costs.

Another number worth watching: 79% of Dallas homes sold below their original asking price in August.

For sellers, this doesn’t mean homes aren’t selling. It means pricing, presentation, and positioning matter more. Buyers have choices, and the homes that stand out are the ones that are prepared and priced with the current market in mind.

A buyer’s market creates opportunity, but the right strategy still depends on the home, neighborhood, and your individual goals.

Thinking about buying or selling in Dallas? Let’s talk about what these numbers mean for you.

Finding the right home in a new city comes down to having the right local perspective.

When clients relocate to Dallas, my job is to help them understand more than what’s on the listing page. It’s about knowing the neighborhoods, the streets, the builders, and the details that can make a difference years down the road.

For this family moving from out of state, we explored Midway Hollow with a focus on finding a home that matched their lifestyle, from the neighborhood feel to the backyard space and future considerations they hadn’t thought about.

Grateful for the trust and excited that they found a place they can truly call home.

Welcome to Dallas!

The Dallas market isn’t slowing down. It’s becoming more selective.

The days of every home receiving multiple offers overnight are behind us. Today’s buyers are taking more time, asking better questions, and paying closer attention to value.

According to the latest DFW housing market data, 7,226 homes sold in August, down 6.6% year over year. Inventory reached 36,028 homes, down 3.5%, while the median sale price held nearly steady at $399,000, a 0.2% decrease from last year.

Homes spent a median of 66 days on the market, with buyers paying an average of 96.9% of the original list price.

These numbers show a market where strategy matters more than ever. Homes that are positioned correctly are still attracting attention, while properties that miss the mark may take longer to sell.

For sellers, preparation, pricing, and presentation can make the difference between creating momentum and sitting on the market. For buyers, opportunities are available, but understanding the neighborhood, the property, and the long-term potential is key.

Dallas continues to attract people who want space, opportunity, and a strong quality of life. The market is evolving, but the fundamentals that make this city special remain strong.

The question isn’t whether the market is moving. It’s whether you have the right strategy for your next move.
