JUST SOLD 🏡✨
Representing Buyers. 🤍

This one took some work, but we got it across the finish line. 🤍

My buyers found a home they really loved, but there were several things we needed to work through before I felt comfortable getting them to closing. We negotiated repairs, secured a seller contribution toward their closing costs, worked through inspection concerns, coordinated additional contractors, reviewed repair documentation, and made sure the important items were addressed before they took ownership.

And now they officially have the keys. 🥹🔑

So excited for them to make this house their own and start this next chapter in Flower Mound.

The pretty closing photos are fun, but this is the part of real estate I really love: protecting my clients, solving problems, and making sure they feel confident about one of the biggest purchases they’ll ever make.

My buyers are officially under contract, and we’re building their next home from the ground up!

We’ve found the right floor plan and secured the lot they wanted. Next comes the fun part: choosing the finishes and watching it all come together.

Estimated completion: April 2027. I can’t wait to hand them the keys!

Your agent can negotiate you MORE money and still cost you thousands.

Seller concessions are not just about how much a seller is willing to give. They’re about how much your loan actually allows you to USE.

On this deal, a quick call to the lender completely changed our negotiation strategy. Instead of chasing the biggest credit possible and potentially leaving thousands on the table, we structured the deal around what created the most actual value for my buyers.

Maximum allowed does not always mean maximum usable.

This is why understanding the financing matters just as much as negotiating the price.

A strong agent isn’t just asking for more. They’re making sure what they negotiate actually benefits you.

9903 Lakemont was one of them. It wasn’t just a listing. It was a home that two people poured their hearts into. Every cabinet, every tile, every plant in that backyard was chosen with intention and love. Walking through it never got old.

To my incredible clients, thank you for your patience, your trust, and your grace through every twist and turn of this one. It was bittersweet to close this chapter but I am so proud to have been your agent.

Imagine paying your agent to sell your home, while another buyer’s agent is calling and texting for three days with no response.

That’s exactly what happened here.

By the time I finally learned the home had gone under contract, my buyers never even had the opportunity to submit an offer. Maybe their offer would have been higher. Maybe it would have created a multiple-offer situation. Either way, the seller lost leverage.

When choosing a listing agent, responsiveness matters more than most sellers realize.
