Thinking about selling in the spring? The work starts now, not in March.

The sellers who do best in the spring are the ones who start planning in the fall. Here’s how I’d lay out the next few months:

November: Walk through the house with me. We talk price, timing, and what buyers in your range expect.
December: Knock out the small repairs. Leaky faucets, touch-up paint, burned out bulbs.
January: Declutter and start packing what you won’t need. Less stuff makes rooms look bigger.
February: Final touches, photos, and a marketing plan ready to go.
Spring: Hit the market ready, not rushed.

When you plan ahead, you list on your timeline instead of scrambling to catch up.

Thinking about a move next year? Let’s set up a time to walk through your home. Call or DM me.

Halloween is a week from Saturday. That means the whole neighborhood is about to be on your front steps.

Before the trick-or-treaters show up, take 10 minutes to get your porch ready:
- Replace any burned out porch or walkway lights
- Sweep the leaves off the steps so nobody slips
- Tape down or tuck away extension cords for your decorations
- Swap real candles in the pumpkins for battery lights
- Move bikes, hoses, and anything little feet could trip on

Then leave the porch light on and grab a big bowl of candy. Save me a Reese’s.

Where’s the best trick-or-treat street around Cu***ng? Tell me in the comments.

Most buyers wait until they’re under contract to call an insurance agent. By then, you’re on the clock.

Homeowners insurance can change a lot from one house to the next. A few things that move your premium:
- The age and condition of the roof
- Past claims on the property, like water or storm damage
- Distance to a fire hydrant and fire station
- Extras like a pool or a trampoline

An older roof can make a home harder or more expensive to insure. Better to find that out early than during your due diligence window.

My advice: once you get serious about a home, call your insurance agent with the address. Ask about the roof and the home’s claim history.

It’s one phone call that can save you a big surprise on your monthly payment.

Getting ready to sell? Not every project is worth your money.

Fix it:
- Anything an inspector will flag. Leaky faucets, dead outlets, loose handrails, rotten wood.
- Scuffed walls and peeling paint. Fresh neutral paint is cheap and buyers notice.
- Burned out bulbs, sticking doors, loose cabinet hinges. Small stuff makes buyers wonder what else got ignored.

Leave it:
- A full kitchen or bath remodel right before listing. You rarely get all that money back.
- New flooring in every room if what you have is clean and in decent shape.
- Anything that’s just your personal taste.

Before you spend a dollar, walk through it with me. I’ll tell you what buyers in your price range actually care about.

Most buyers focus on the price. Sometimes the better ask is the rate.

Right now, a lot of sellers are open to paying concessions. Instead of knocking a few thousand off the price, those dollars can go toward buying down your interest rate.

Here’s why that matters. The same dollars spent on a rate buydown often lower your monthly payment more than the same dollars off the price.

Some buydowns are permanent. Some are temporary, like a 2-1 buydown, where your rate is lower for the first two years and then steps up.

Every loan program has limits on how much a seller can contribute. So this is a conversation for your lender and me before we write the offer.

Want to see what this looks like on a real home? Call or DM me. I’ll run the numbers with your lender.

Fall in North Georgia means one thing: a drive up to Ellijay.

The Georgia Apple Festival wraps up this weekend, October 17 and 18, at the Ellijay Lions Club. Fried pies, c***r, crafts, and more apples than you can carry home.

From Cu***ng, it’s about an hour up the road. Roll the windows down and take the back roads if you’ve got the time.

Living here means the mountains are a day trip, not a vacation.

Your home inspection report comes back 40 pages long. Don’t panic.

Inspectors write down everything. That’s their job. But not every item on that list is a reason to walk away or go back to the seller.

Usually normal stuff:
- Missing outlet covers or a loose doorknob
- Worn caulk around a tub or sink
- An older water heater that still works fine

Worth a closer look:
- Roof damage or a roof near the end of its life
- Signs of water getting in, like stains, soft spots, or moisture in the crawlspace
- Electrical safety issues
- An HVAC system that isn’t working right

My job is to help you sort the real problems from the noise, so we ask for the repairs that matter and keep the deal together.

Buying soon? I’ll go through the report with you line by line.

Call or DM me.
