Parents want a spot to stay when they’re in town and the option to rent it out when they’re away.

That’s where it gets tricky, because short-term rental rules are different in every city.

The highest offer doesn’t always win. Here’s how to write the one that does. 🏡

1️⃣ Reach out to the listing agent. Learn about the seller’s situation. Why are they selling, and what matters most to them?

2️⃣ Tailor your terms to the seller. Depending on their needs, consider:
A quick or flexible closing
A shorter inspection period
A leaseback so they can stay after closing
A higher earnest money deposit

3️⃣ Price it with data. Look at recent comparable sales so your number is strong and backed up, not just a guess.

4️⃣ Show financial strength. Include a lender pre-approval, proof of funds, and your lender’s contact information.

5️⃣ Make it clean so it’s easy to sign.
Every page filled out and signed in the right places
Terms that are clear, with no confusing language or extra asks
All supporting documents attached
Realistic, well-thought-out contingencies
A professional presentation the listing agent can review quickly

6️⃣ Present it the right way. Include a cover page, and call the listing agent to walk them through the offer, in person or by phone.

7️⃣ Stay on top of it through escrow. Respond fast and keep everyone on track to close. Listing agents remember who closes.

Cal Poly’s housing market is a bit of a perfect storm. 🌪️

We’ve switched to semesters, and Cal Poly is expanding its two-year on-campus requirement. Condos and apartments are already feeling it in rental prices and vacancies, and houses may be next.

Whether your student needs housing, or you’re thinking about buying or selling an investment in SLO, here’s a list to consider:

📅 Semesters changed the leasing cycle. Students arrive in late August and finish in May, so rental decisions happen earlier.

🏫 Cal Poly’s $1B+ housing plan adds 3,500+ on-campus beds over the coming years.

🔑 The two-year requirement now covers all colleges, starting with the 2026 class, so fewer students will need off-campus housing until junior year.

🏢 Apartments and condos are feeling it first. We’re seeing more vacancies, and owners who waited until spring lowered rents.

🏡 Own a house? Talk to your tenants about renewing this fall. If they’re leaving, market in October or November, not March or April.

📈 The biggest shift is still ahead: the full effect arrives fall 2027.
