Housing market peaks in 2026 as sales surge but pending listings fall
July’s home sales activity offered a telling snapshot of our evolving market: completed sales climbed 7%, reflecting contracts signed back in June when mortgage rates were at 6.5%. Meanwhile, as rates inched up to 6.69%, we saw a drop in both pending sales and new listings. Inventory ticked up, yet home price growth slowed to just 2.1%—the most modest pace we’ve seen in a decade. In nearly three decades of helping Rhode Islanders navigate real estate, I’ve learned these subtle shifts often signal new opportunities and challenges. My role is to help you interpret what these numbers mean for your timing, lifestyle, and goals, so you can make decisions with clarity and confidence—no matter how the market moves.

Homebuyers to Gain More Affordable Options in Cities by 2027
As someone who’s spent nearly three decades guiding Rhode Island buyers and sellers through all types of markets, I pay close attention to national trends that could impact our local communities. The national median home price now stands at $427,400—a 1.2% increase from last year, with another 1.5% rise projected. Still, not every area is moving in the same direction: five cities across the country are considered at high risk for price declines by 2027, driven by affordability issues, mortgage rates, and unique local economic factors. While these predictions don’t directly reflect Rhode Island’s steady market, it’s a reminder of how important it is to work with someone who understands both the numbers and the nuances. My goal is always to help clients navigate these changes with clear options and practical advice tailored to your goals and comfort level.

Over the Past 10 Years, RI Housing Prices Have Rocketed
Over the past decade, Rhode Island’s real estate landscape has truly transformed. The median price for a single-family home now stands at $525,000—an astonishing 94% increase that far outpaces the 38% rise in wages. In some communities, prices have more than doubled, and even our smaller markets have seen dramatic surges. Having spent nearly 30 years helping clients buy, sell, and relocate across Rhode Island, I’ve witnessed just how quickly these shifts can impact families, first-time buyers, and those considering a move. Every client’s situation is unique, and navigating a market like this calls for clear, practical advice rooted in local experience. Whether you’re looking to understand your options or make sense of what these numbers mean for your next step, I’m always here to offer a steady, service-first perspective.

US Home Price Gains Continue to Ease
Home price growth in the US has continued, but the pace is easing—about 0.3% month-over-month on a seasonally adjusted basis in mid-Q3. Year-over-year, we’re still seeing a roughly 4% increase—the fastest annual jump in a year. Even as things have cooled a bit in recent months, values have kept climbing nationwide.

Mid-Q3 marked what’s being called the strongest buyer’s market on record. That’s due to higher housing costs and economic uncertainty keeping demand on the quieter side, while the number of homes for sale keeps rising. Even with these softer monthly numbers, prices haven’t dropped overall. Many homeowners, sitting on significant equity, aren’t feeling pressure to accept steep discounts.

For buyers, this environment means you have more opportunity to take your time, compare options, and negotiate thoughtfully. For sellers, realistic pricing right from the start is your best strategy to draw interest and stand out. In my nearly 30 years guiding clients through all kinds of markets here in Rhode Island, I’ve found that clarity, patience, and a service-first approach make all the difference—especially in shifting conditions like these.

How Housing Inflation Is Measured
Housing inflation is a term that gets tossed around a lot, but there’s no single definition—especially here in the US. For some, it’s all about rising rents or increased utility bills; for others, it’s the jump in home purchase prices, maintenance costs, or even the changing quality and size of neighborhoods. One thing that often surprises clients I work with: the main consumer inflation index actually leaves out home prices, which means understanding what’s really going on with housing costs takes a blend of rent data and construction figures.

Between early 2020 and early 2024, the median price for an existing home in the US climbed roughly 42%. That surge was fueled by low supply and a wave of remote work. But averages like these don’t tell the whole story. Renters, for example, have felt the squeeze from both rents and utilities. Sellers have seen the upside of higher prices, while some landlords had a tough run with eviction moratoriums in place.

After nearly three decades helping Rhode Islanders buy, sell, and relocate, I can tell you: national headlines are just the starting point. The real story is always local—down to the market, the property, and even the street. That’s where practical advice and a calm, clear-eyed approach make the difference.

U.S. Cities Quietly Becoming Unaffordable (And Others Where Buyers Are Gaining Leverage)
Housing affordability is shifting in 2026, and the landscape looks very different depending on where you’re searching. Some U.S. cities are experiencing limited inventory and rising prices, making it tougher for buyers to break in. Meanwhile, other markets are seeing homes linger longer and price reductions become more common—giving buyers a bit more leverage. As someone who’s spent nearly three decades guiding clients through Rhode Island’s unique neighborhoods and price cycles, I can’t stress enough how vital it is to rely on local data. Real estate is always local, and understanding your specific market is key to making confident choices—whether you’re hoping to buy, sell, or simply keep a pulse on your next move.
