RI · CT · MA market snapshot
Rhode Island. The average sale price slipped 6% year-over-year to $689,773 in September, and closed sales fell 16.7% to 1,016 homes (Lamacchia Realty, RI Statewide MLS data, published Oct. 26). Listings rose 4.6% to 1,748 while pending sales dropped 10.4% — more homes coming onto the market, fewer of them going under agreement.
Massachusetts. The average sale price climbed 8.7% year-over-year to $806,055 in September, even as closed sales eased 2.4% to 5,763 homes (Lamacchia Realty, Warren Group & MLS PIN data, published Oct. 26). Within that, the single-family median price rose 2.4% to $670,000 while condos held flat at a $525,000 median (MAR, via Boston Agent Magazine, Oct. 14). Listings were up 6.3% and price adjustments climbed 11.2% — sellers testing the market before buyers push back.
Connecticut. The average sale price rose 2.1% year-over-year to $602,074 in September, while closed sales slipped 1.6% to 3,009 homes (Lamacchia Realty, SmartMLS data, published Oct. 26). Listings grew 3.9% to 4,190 and pending sales were down 1.9% — a steadier month than its neighbors, without RI’s inventory jump or MA’s price-adjustment surge. All three figures above are averages, not medians — none of the three reports breaks out a statewide median this month.
Rates. The 30-year fixed ticked up to 7.23% Tuesday morning, up 11 basis points on the day (Zillow, via Yahoo Finance, Oct. 27); Freddie Mac’s weekly survey had it at 7.32% for the week of Oct. 22, down 8 bps from the prior week but about 1.1 points above a year ago, with the 15-year at 6.68%.
