The 80/20 Rule of Home Buying

Here’s something we remind our buyers all the time: you probably won’t find a home that checks 100% of your boxes—and that’s okay.

The goal is to find a home that gives you 80% of what you want and determine whether you can live with—or change—the other 20%.

Maybe you love the location, layout, lot, flood zone, and neighborhood… but the kitchen isn’t your style.

Maybe it has the space you need and the backyard you’ve been dreaming of… but the bathrooms could use an update.

✨ Paint can change.
✨ Fixtures can change.
✨ Kitchens can be updated.
✨ Landscaping can evolve.

But things like location, lot size, neighborhood, and overall floor plan can be much harder (or impossible!) to change.

Don’t let the 20% distract you from a home that gets the important 80% right.
