🎉 CLOSED! 🏡🔑

My seller is such a sweet soul, and she deserves every bit of happiness waiting for her in this next chapter. She trusted me from start to finish, and I’m so grateful I got to walk alongside her through this journey. 🤍

We received multiple offers and had a full-price offer, but the first transaction didn’t make it to closing. During the inspection process, a possible plumbing leak raised concerns, and the initial repair quote came in at more than $4,000. We got a second opinion, and it turned out to be a much smaller repair—around $300.

A good reminder: when a repair estimate surprises you, getting another qualified professional’s opinion may give you helpful information before making a decision. 🛠️

I also have to say, the buyer and their agent were wonderful to work with. When everyone communicates and works together, it can make the transaction smoother and less stressful for everyone involved. 🤝

Now my seller is ready to travel, explore, and enjoy everything her next chapter has in store. I couldn’t be happier for her! ✈️🌎🥂

A “quick stop” at the Sock Shoppe. Coffee and a catch-up at Safehouse. Eighteen pickleball courts right over on Cowan Road.

Apparently, I’ve started treating all of this like standard neighborhood amenities. 😂

🏡🔑 These smiles were worth every phone call, follow-up, and bump in the road!

My sweet first-time homebuyers found a home that felt perfect for them. It was bank owned, we were competing against THREE other offers, and getting to the closing table took some serious determination. So we rolled up our sleeves and got to work! 💪🤍

From coordinating well, septic, and termite inspections to following up with companies almost daily, I wanted my buyers to have the information they needed to move forward confidently.

Then came one last hurdle. During the final walkthrough, we discovered the flooring hadn’t been repaired correctly. With closing on the line, we needed a solution.

I was away on fall break, but best believe I was working from where I was! I reached out to the listing agent and proposed that we both contribute toward taking care of the flooring for my buyers. He agreed, and together we worked out a solution that allowed them to close that day! 🙌

Buying your first home is a big deal. When things get stressful, you deserve someone who stays involved, asks questions, follows through, and helps you work through the hard parts.

To my sweet buyers, thank you for trusting me through every twist and turn. You stayed patient through a journey that wasn’t always easy, and now you get to start this beautiful new chapter. Seeing those smiles makes my heart so happy! 🥹🤍
