Benton County Fairgrounds Survey

Benton County residents, please consider entering your input on the Benton County Fairgrounds Master Plan via this survey. It is very short.

This is the only public venue in Benton County for agricultural and animal events, and youth organizations in agriculture like 4-H and FFA to meet and compete. There has been recurrent discussion of paving over the arena for other uses. Thank you!

New Data Finds Homeowners Struggle When Selling, Despite Hot Market | Premier Agent Resources

Yep, the market is hot, BUT not every seller can expect fistfuls of offers the first day. And the sky is not the limit on prices.

Here in Benton County for example, prices are up 7% over a year ago, but that lags behind the MLS average of over 10%, and far less than Linn Co at almost 15%, or Central Salem at ~18%. Real estate market conditions are like a weather map.

Selling in today’s hot market still leads to a lot of stress – and regret – among home sellers. The newest data on the seller experience shows it’s not all rainbows and “Sold” signs.

Corvallis Copes With Housing Crunch

Here's a good news story on the pressure in our local market with such low inventory. Anecdotally, a duplex in Corvallis priced at ~$300k is rumored to have received... 19 OFFERS!? So buyers, be prepared to be patient, and potential sellers sitting on the fence, now is your time!

As the article says, Corvallis always has low availability, but it is tighter than normal right now. (Shout out to Carla Allen for the great interview - go girl!) http://klcc.org/post/corvallis-copes-housing-crunch

It’s hard to find a place to live in Corvallis. The college town with a population of more than 58 thousand is in the midst of a housing crunch.

The last time Congress pulled off a major tax code overhaul, it triggered a financial disaster

More analysis of what the Tax Reform Bill could mean to real estate values, and the general economy. Note, Oregon has the 8th highest outstanding mortgage debt in the country. If real estate values fall as predicted, we'll take a hit both in values, and in ability for owners to sell. Our inventory is already sluggish at best. To give sellers another reason not to sell, i.e. being upside down on their mortgage, will squash the progress we've made since the crash.

Furthermore, the value of real estate assets in the US is $70 trillion, while the value of all public companies combined, the ones benefiting the most from the reform bill, is $30 trillion. Does it make sense to give these corporations big breaks, while harming the real estate market, a bigger share of our economy?

Side-by-Side Comparison of House and Senate Tax Reform Legislation

The Tax Reform bill is now in committee for reconciliation since the two versions don't match. With promises of getting it on the President's desk by Christmas, they will be moving fast on the changes. Here is a comparison of the two versions, highlighting the issues that impact housing.

Think it doesn't affect you?

Have you refinanced or are planning to, and hoping to deduct that mortgage interest? Thinking of buying a new home? How about a 2nd home? Considering a home equity loan? Do you itemize deductions currently?

And there's more... take a look, see how each of these plans affect you. At the least, NAR predicts this bill will reduce home values by 10% on average nationwide. These lawmakers work for us!

Senate Takes a Stab at Tax Reform

... and here is the National Association of Realtors model for how the House and Senate #taxreform bills affect homeowners at various income levels. For reference in the first graph, the average residential sales price in Benton County for October 2017 was $360,193, so the graph is quite relevant to our local area. Contact your Congress folk and let them know how it affects you.

The Senate’s proposal, much like the House bill, which we looked at last week, creates significant headwinds for homeowners and homebuyers, while providing only a temporary cut for middle class homeowners.

Don’t Let Tax Reform Become A Tax Increase For Homeowners

Good morning! The National Association of Realtors wasted no time yesterday in speaking out about the new tax reform bill. They are asking for your help in educating Congress in how much this bill could affect the housing market, and resultant economic issues.

Tell your Members of Congress you oppose any tax reform plan that would weaken the tax incentives for owning a home, such as the Mortgage Interest Deduction.

National Housing Survey | Fannie Mae

From the Fannie Mae National Housing Survey, Buyer confidence rose from August to September, but is still lower than in several years, likely due to prices being up, low inventory, and potentially rising interest rates. Good time to sell! Not as a good of a time to buy.

Simple Changes to Make Your Bathroom Great | Zillow Digs

Like many of you, my home is far from perfect, and since I spend a good deal of time in beautiful and staged houses, I feel like making changes to lift my 1970's 'palace'. So I get sucked into reading articles like the one from Zillow Digs below on cheap ways to improve your bathroom.

Then I start laughing because of their suggestions, and have added my thoughts here. I hope they make you laugh, too.

The point is, these home improvement shows and blogs are great entertainment, but don't think everyone really lives like that! Relax, you are not the only one in the world with an imperfect house, they just make you feel that way.

Laugh with me!

- Changing the lightbulbs - is not going to make my bath look like it has this custom tile work, as shown. It's just going to make me see the cobwebs!
- Add a stool or ginger jar - you've got to be kidding! My bathroom is literally 12.5 sf including the toilet. There's room for a bath mat. I guess I could rest my chin on the stool?
- Make personal supplies decorative - really? Q-tips are decor? I doubt they teach that at the NY School of Design.
- Go for all-white towels - uh, they clearly do not have iron in their water. I live on a well. So not happening!
- Swap hardware - Right, because new door pulls will make my 70's cabinets, which are dark, look brand new!
- Find a unique trash bin - it would be 'unique' if mine got emptied more, lol!

Happy Friday!
