New Condo Regulations Spur Investment and Protect Buyers in South Florida and Beyond
Recent changes in condo regulations across South Florida are making waves in our market, especially following the 2021 Surfside tragedy. These new rules have led to stricter building inspections and significant repair costs for older condo buildings, resulting in increased fees and financial challenges for some associations. In some cases, this has even led to the sale of entire properties. However, what stands out is the continued strong demand and solid financing options for new condos—thanks in part to the tighter oversight now in place. As someone with years of hands-on experience in real estate and investment here in Broward and Palm Beach counties, I see how these regulatory shifts are both protecting buyers and reshaping investment opportunities. Turning Realty into Reality means staying ahead of these changes, ensuring my clients are always well-informed and well-positioned in this evolving landscape.

South Florida Luxury Market Report: September 2026 Brings 94 $3M+ Closings and $645.4M
September 2026 was a standout month for South Florida’s luxury real estate market, with Miami-Dade and Palm Beach counties recording 94 residential closings over $3M—a combined total of $645.4 million. The average sale came in at $6.87M, and the median at $4.5M, with the majority of deals ranging between $3M and $10M. Palm Beach saw the month’s top sale at an impressive $40M. As someone who’s spent over a decade navigating Broward and Palm Beach markets, I’ve seen firsthand how these numbers reflect not just strong demand, but also the kind of opportunity that comes from smart negotiation and market insight. It’s another reminder that with the right guidance, turning realty into reality is well within reach.

How Housing Inflation Is Measured
Housing inflation is a complex topic—there’s no single formula in the US. It can mean anything from rent and utilities to maintenance, purchase costs, neighborhood quality, size, or construction expenses. Most consumer inflation indexes even leave out home prices, so truly understanding where costs are heading means looking at rent trends along with construction and housing data. During the pandemic, existing-home median prices across the US surged about 42% from early Q1 2020 to early Q1 2024, fueled by limited inventory and the rise of remote work. Different groups felt these changes in their own ways—renters managed rising rents and utilities, sellers saw higher sale prices, and landlords navigated eviction moratoriums. But remember: national averages only tell part of the story. In real estate, the local market, property type, and neighborhood matter most. With over a decade of experience helping clients in Broward and Palm Beach counties, I’ve seen firsthand how housing inflation can look very different from one block to the next. Turning Realty into Reality means understanding these nuances for every client.

US Home Price Gains Continue to Ease
Home price growth across the US is still moving forward, but at a slower pace—up about 0.3% month-over-month (seasonally adjusted) in mid-Q3. Year-over-year, prices are up around 4%, the fastest annual growth we’ve seen in the past twelve months. Even with momentum cooling recently, home values have kept climbing nationwide.

Mid-Q3 marked what’s being called the strongest buyer’s market on record. Elevated housing costs and ongoing economic uncertainty have kept demand in check, and more homes are coming to market. Yet, on the seller’s side, many homeowners have strong equity positions, so there’s little pressure to take deep discounts—keeping national prices steady.

What does this mean for you? Buyers now have more space to compare, wait, and negotiate, while sellers who price realistically from the outset are more likely to attract serious interest. With years of experience navigating Broward and Palm Beach County markets—as both an investor and a Realtor—I understand how important sound decision-making and skillful negotiation are in times like these. Turning Realty into Reality is about maximizing your opportunities, whether you’re buying or selling.

Florida Retirees Face Condo Assessment Risk
Condo assessments in Florida are making headlines, with recent reports showing that older buildings may face special assessments from around $50,000 to over $100,000. These costs can catch even the most diligent homeowners off guard, especially since they go well beyond the usual insurance budgets.

If you’re considering a condo in a building three stories or taller, it’s important to know that Florida law now requires milestone inspections at the 30-year mark—or as early as 25 years if the building is close to salt water—and then every 10 years after that. Reserves for key structural components are mandatory, and owners generally can’t waive these requirements. When reserves fall short, associations may turn to special assessments or loans, impacting everyone in the community.

Even selling your condo may not sidestep these issues—open repairs or outstanding assessments can shape negotiations, and contracts must disclose missing inspections or reserve studies. Before making a move, I always recommend reviewing reserve studies, inspection results, association records, fee history, and any newly approved or proposed assessments. With my background in negotiations and years of experience helping clients navigate Broward and Palm Beach properties, I know how critical it is to understand these factors. Turning realty into reality means being prepared for every detail.
