Sell your home first, or buy the next one first? There is no universal answer, but there is a right one for your situation. Selling first gives you a clear budget and removes contingency risk. Buying first means you will not be scrambling for a place to land if your home closes fast. In South Florida, there are bridge options most buyers do not know exist.

What is your situation? Drop it below or get in touch and I will tell you which path makes more sense.

A home inspection report in South Florida can run 50 pages. Most of what is in it is expected wear. The part that matters is knowing which findings to negotiate and which ones to walk away from. That judgment comes from experience at the table, not from reading the report alone. Buying soon? Get in touch.

Most of the country slows down as fall arrives. South Florida does not. Serious buyers are active, the weather cooperates, and inventory is more manageable than during the summer rush. If you have been thinking about making a move, fall is a good time to start that conversation. Get in touch.

Palmetto Bay, Pinecrest and Cutler Bay sit minutes apart, yet each market performed differently this August.

Palmetto Bay: 88 Active Listings · $1,705,000 Average Sale Price · 36 Average Days on Market

Pinecrest: 124 Active Listings · $3,025,000 Average Sale Price · 62 Average Days on Market

Cutler Bay: 148 Active Listings · $658,000 Average Sale Price · 78 Average Days on Market

What this means: pricing and pace still vary sharply by neighborhood, even for markets this close together.

Unlike most of the country, South Florida does not see a fall slowdown in real estate. Serious buyers are active, many looking to close before the holidays or ahead of snowbird season. If you have been waiting for the right time to list, fall is worth a conversation. Get in touch.

Some recognition worth sharing this quarter.

The Kern Team was ranked 3rd in Florida for Total GCI among Berkshire Hathaway HomeServices medium teams, and 8th nationally among medium teams across the United States. GCI, or Gross Commission Income, reflects the total value of real estate transactions closed. In plain terms: it measures how much buying and selling a team actually does.

These rankings reflect the trust that buyers and sellers across South Florida continue to place in us.

List price is what the seller is asking. Appraised value is what a licensed appraiser determines the home is worth, and it is what your lender uses to decide how much they will finance. When the two do not align, it can affect your deal. Get in touch if you have questions.
