We saw a nice rebound in buyer activity across Calaveras County this week! 27 new listings came on the market, 22 homes went pending, and 18 homes closed escrow.
Week-over-Week:
New Active Listings: 27 — no change
New Pending Sales: 22 — up 5 from 17
Closed Sales: 18 — up 10 from 8
Average Days on Market: 57 days — up from 51
What are we seeing?
The standout this week is the increase in buyer activity. With 22 homes going pending compared with 17 last week, buyers absorbed a much larger share of the new inventory coming onto the market. Closings also bounced back considerably, with 18 homes successfully closing escrow.
At the same time, average days on market continues to inch upward, reaching 57 days for this week's closed sales. That tells us buyers are active, but homes aren't necessarily selling immediately. Pricing, condition, and presentation continue to play an important role in getting a home from listed to SOLD.
For sellers, there are definitely buyers in the market—but today's buyers have choices and are paying attention to value. For buyers, new homes continue to hit the market each week, creating opportunities without the frantic pace we've seen in past markets.
