As the year begins to wind down, fall is a natural opportunity for HOA boards to step out of the day-to-day and look at the bigger picture.

Before heading into a new year, ask:

What worked well this year?
Which projects, processes, or decisions made a positive difference for the community?

What keeps getting pushed back?
Are there repairs, improvements, or conversations that have stayed on the list a little too long?

What should be prioritized before year-end?
What needs attention now—and what should be part of next year's plan?

Not everything needs to be completed before December 31.

Ask:

1️⃣ Does this solve a current need or support a long-term goal?
Understanding the “why” behind the project helps determine its priority.

2️⃣ What is the true cost—including future maintenance?
The initial price tag is only part of the investment. Consider ongoing upkeep, repairs, and eventual replacement.

3️⃣ Do we have multiple qualified vendor options?
Comparing qualified vendors helps boards evaluate cost, experience, scope, and overall value.

4️⃣ How will this affect residents during and after the project?
Think about disruptions, communication, accessibility, and the long-term resident experience.

5️⃣ Does this fit with other projects planned for the community?
One project shouldn't be considered in isolation. Timing, budgets, maintenance needs, and future improvements all matter.
