One reason some sellers LOVE auctions?

👉 They know exactly when the property will sell.

Auctions create a defined timeline, clear expectations, and the ability to set a reserve price that protects the seller.

It’s strategy, not chaos.

If you’re standing in Mom and Dad’s house wondering what you’re supposed to keep, here’s my advice:⁣
👉 Keep the things that have a story.⁣
⁣
Keep the photographs. ⁣
Keep the home movies. ⁣
Keep the things that bring back those really good memories of Mom and Dad and your family gatherings. But that giant piece of furniture you grew up with that you’re never going to sleep in again—and your kids and grandkids don’t want either?⁣
⁣
❤️ You have my permission to let that thing go. Otherwise, it’s probably going to land in your garage or a closet until your kids have to deal with it someday.⁣
⁣
Part of downsizing is deciding which things carry the memories you want to keep. Then we can help the rest find another home with somebody who will use and enjoy it.⁣
⁣
🎥 I walk you through much more of this process in How to Downsize Your Parents’ Home: Estate Auctions, What to Keep & Where to Start. ➡️ Find the Link in the Stories.

Here’s one of the hardest things I have to tell families about an estate auction: Doing it properly takes time.

If Mom and Dad lived in that house for 40 years, there are probably things tucked into corners that you didn’t even know existed. And when my team is going through that house, we’re paying attention.

If we find cash, birth certificates, family heirlooms or other things that clearly need to come back to you, those things don’t belong in the auction.

That’s why I don’t want to rush through somebody’s lifetime of belongings just to get a house emptied faster. We’re preparing the sale, yes. We’re also taking care of your family in the process.

Twenty-five years later, I still remember exactly where I was on September 11, 2001.⁣
⁣
I was a young REALTOR® in Charlotte that morning, working with a couple who was preparing to move here from New York City. The next day, they made a different decision. They were going home to New York. They wanted to be part of rebuilding their city.⁣
⁣
There are moments we live through that eventually wind up in history books. For those of us who were there, they remain memories we can still walk through.⁣
⁣
Today, I remember the lives lost, the families forever changed and the way Americans pulled together afterward.⁣
I still believe America is worth it.⁣
We remember. 🇺🇸

Good auction listings are about strategy.⁣
⁣
The right photos.⁣
The right descriptions.⁣
The right grouping of items.⁣
Sometimes a buyer wants the mirror.⁣
Sometimes they want the frames.⁣
⁣
Either way, the goal is helping the right buyer find the right item.⁣
Here’s why marketing and presentation matter. ⁣

How do you find an auctioneer you can trust with Mom and Dad’s house?
Start by doing a little homework.

I’m a licensed auctioneer in North Carolina and South Carolina, and here’s something a lot of people don’t realize: auction laws and licensing requirements can be different from one state to the next.

If your state licenses auctioneers, look for the state auctioneer list. Ask about education and experience. You can also ask an auctioneer you trust to help connect you with somebody in your area.

I’ve met auction professionals through the National Auction Association and through years of helping families put together sales in North Carolina and beyond. If I can help point you toward somebody reputable, ask me.

When somebody is helping you handle a lifetime of belongings—and the money attached to those belongings—I want you to feel confident about who you’ve hired.

Auctioneering will humble you in a hurry, y'all, and that's probably one of the reasons I keep working at it.

Competing in the International Auctioneer Championship put me alongside some mighty talented auctioneers and reminded me that there's always more to learn about this craft.

Back home, I get to put those skills to work through One Community Auctions, helping people sell real estate and personal property when the auction method makes sense for what they're trying to accomplish.

If you've got real estate or personal property to sell and you're wondering whether auction might be the right fit, let's talk.

One of the hardest parts of an estate sale is knowing what to keep.

Yes, your items may have value. But sometimes the most important value is sentimental.

That’s why we walk through items carefully and have honest conversations before anything gets sold.

Some things belong in auction.
Some things belong with family.

Somewhere over Texas... headed home. ❤️✈️

What a week at the 77th Annual National Auction Association International Auctioneers Conference & Show.

I'm incredibly honored to be bringing home the National Auction Association Marketing Competition Award for Short Form Video for Social Media. 🏆

They say great auctioneering starts long before the first bid, and I believe that. Strong marketing connects the right buyers with the right sellers.

I also had the privilege of competing as Contestant #78 in the International Auctioneer Championship (IAC). I didn't make the finals this year, but stepping onto that auction block alongside so many talented auctioneers was an honor and an experience that will make me better.

Heading home grateful for the friendships, the encouragement, and the opportunity to keep growing.

Congratulations to every competitor, finalist, champion, and award winner. See y'all down the road. ❤️
