🏡 YOUR HOUSE ISN'T SELLING… IS IT THE MARKET, THE MARKETING, OR THE PRICE? 🤔

It's frustrating when your home is listed, the photos look beautiful, the sign is in the yard… and the offers just aren't coming. But here's the thing, your home can be beautifully marketed and STILL be overpriced for the current market.

Here are some factors that we consider as professionals:

📍 LOCATION: Buyers consider more than the house itself. Town, taxes, schools, commute, neighborhood, and surrounding amenities all influence value.

🏠 CONDITION: Buyers compare homes based on their overall condition, updates, maintenance, and the amount of work they'll need to do after closing.

📸 MARKETING: Professional photography, accurate descriptions, online exposure, and a strong marketing strategy are essential for attracting qualified buyers.

💰 PRICE: Ultimately, buyers determine what they're willing to pay based on the alternatives available to them.

⏳ DAYS ON MARKET: The longer a property sits, the more buyers may begin to question why. This can impact negotiating leverage and buyer perception.

HERE'S THE IMPORTANT PART:

Your home's value isn't determined by what you paid, what you've invested, what you need to walk away with, or even what another house down the road is listed for. It's determined by what qualified buyers are willing to pay in the CURRENT market. This is the reason you hire a professional to guide you.

So... LISTEN TO YOUR AGENT! Often timesthe best strategy isn't doing MORE marketing. It's making sure the marketing and the pricing are working TOGETHER. A great listing strategy combines accurate pricing, professional marketing, honest feedback, and the willingness to adjust when the market tells us something isn't working.

🔎 YOUR HOME INSPECTION FOUND 37 ISSUES… SHOULD YOU WALK AWAY?! 😳

Not necessarily!

One of the biggest misconceptions buyers have is that a home inspection needs to come back with a clean bill of health.

Here's the reality: EVERY home inspection finds something! Even new construction will have issues. That is why it is important to have the inspection so you can walk into the purchase with your eyes wide open. 💡 REMEMBER: A home inspection isn't a pass-or-fail test. It's a tool to help you understand the property and make an informed decision.

The important thing is understanding WHAT was found and HOW serious it is and are YOU comfortable with handling those findings.

🟢 Routine Maintenance: Loose fixtures, worn caulking, minor cosmetic damage, or typical wear and tear. These are generally part of homeownership.

🟡 Repairs to Budget For: Aging appliances, worn roofing, plumbing concerns, or deferred maintenance. These deserve attention, but they aren't necessarily deal-breakers.

🔴 Potentially Serious Concerns: Structural issues, unsafe electrical conditions, failing septic systems, significant water intrusion, or other major defects. These may require specialist evaluations and substantial expenses.

SO WHAT ARE YOUR OPTIONS?

Depending on your contract terms, you may be able to:

✅ Request repairs before closing.

✅ Negotiate a seller credit or price adjustment.

✅ Obtain estimates and plan for repairs yourself.

✅ Decide the property isn't the right fit and exercise an available inspection contingency.

The goal isn't to find a perfect house. It's to understand what you're buying and whether the condition, costs, and risks work for YOU. Having an agent who can help you evaluate the findings, negotiate strategically, and connect you with qualified professionals can make all the difference!

🏡 YOUR MORTGAGE ISN'T THE ONLY COST OF OWNING A HOME IN NEW HAMPSHIRE! 💰

When you're shopping for a home, it's easy to focus on the purchase price and monthly mortgage payment. But there are other expenses that can have a BIG impact on your budget!

Here are some costs NH homeowners should plan for:

💰 Property Taxes & Fees: Two homes with similar prices can have very different tax bills depending on the town, HOA's condo fees, assessed values, or applicable exemptions. Be sure to ask your lender about these factors and how they affect your payment.

🔥 Heating Costs: Oil, propane, electric, wood, or pellets? The type of heating system, insulation, and efficiency of the home can make a huge difference in your winter expenses.

💧 Private Well & Septic: Unlike municipal water and sewer, these systems require periodic testing, maintenance, and potentially expensive repairs or replacements.

❄️ Snow Removal & Seasonal Maintenance: Plowing, roof maintenance, gutter cleaning, landscaping, and driveway upkeep all add up.

🔧 Unexpected Repairs: Water heaters, appliances, roofing, and heating systems don't last forever. Having an emergency repair fund is essential so you can get the most life out of the systems and also are not caught off guard by large repairs expenses.

💚 So don't just ask, "Can I afford the mortgage?" Ask, "Can I comfortably afford to OWN and CARE for this home?"

🏡💰 3 UPFRONT COSTS HOMEBUYERS FORGET TO BUDGET FOR!

You've saved for your down payment, calculated your monthly mortgage payment, and found a home you LOVE! ❤ But wait… have you budgeted for everything that happens BEFORE you get the keys?

I am a planner so I like to know what is coming so I can budget appropriately for what's ahead. So here are 5 expenses that can catch buyers off guard!

🔎 1. HOME INSPECTIONS — $400–$1200+

A home inspection is one of the smartest investments you can make! But depending on the property, you may also want septic, well water, radon, or other specialized inspections and each has its own timeline and price tag. So do your research a head of time to know what you'd like to have done.

🏦 2. APPRAISAL FEES — $500–$800+
Your lender may require an appraisal to confirm the home's value. This is often paid before closing, and it's separate from your down payment!

💵 3. EARNEST MONEY DEPOSIT —
This money is generally credited toward your purchase at closing, so it's not necessarily an additional expense but it is due up front.

And here's something many buyers don't realize…

Some of these costs can potentially be negotiated into your offer! Seller concessions, lender credits, and creative offer strategies may help you preserve more of your hard-earned savings. So talk with your realtor about what you may need to help you preserve cash in your pocket after closing if needed.

📲 Thinking about buying in New Hampshire? Let's talk about what you should REALLY have saved before starting your home search!

Is asking for a lower price really best for you? Perplexing to think about huh?

A lot of people aren't considering all their options when it comes to crafting an offer that gets them the best value. In a higher-rate environment, your offer can be about more than the purchase price.

Depending on the property and local competition, consider negotiating for:
- Seller-paid closing costs to preserve your cash reserves so you can make up front renovations or have extra cash for moving expenses.
- Mortgage rate buydowns to lower your interest rate temporarily or, when available, permanently. This provides you a lower payment for a year or two to give you a buffer to settle in to home ownership while budgeting for a the full rate. If the rates have dropped, you can often refinance as well to be able to take advantage of the better rate.
- Repairs or credits after inspection.
- A more flexible closing date that fits the seller’s needs.

So as you craft your offer, consider what is best for your situation, not just the "typical" strategy. Talk to your agent about what are the most important goals for you as you move forward and they can use their expertise to help you find the right solutions.

Antique home, new build, or something in between?

What's your preference?

I personally am a sucker for an antique home. I love all the quirkiness of a property that was built 100 years ago and the journey of either restoring what's there or finding a way to authentically make it your own given what it is.

Here is a stunning antique home I visited a few weeks back. It's been converted in a restaurant and inn.

🎉 CONGRATULATIONS to my sellers on another ACCEPTED CONTRACT! 🏡🎉

Sometimes in real estate, things just don't work out the way we hoped. Even when everyone involved is doing their very best to hold a deal together, sometimes it simply isn't possible. It happens!

But what matters most isn't the setback. It's what you do next!

As they say, you've got to get BACK ON THE HORSE! 🐎

The real estate market is constantly changing, and what worked yesterday may not work today. That's why it's so important to have an agent who is paying attention to shifting market conditions, buyer behavior, pricing trends, and the unique characteristics of your property.

And just as importantly, it's about being willing to listen, adapt, and make adjustments when needed.

A winning strategy isn't always about sticking to the original plan. Sometimes it's about knowing WHEN to change the plan!

By working together, following professional guidance, and making informed decisions based on what the market is telling us, we can turn a disappointing setback into a fresh opportunity.

I'm so grateful my sellers trusted my guidance, stayed positive, and were willing to make the adjustments necessary to get their home back in the game!

Now we're one BIG step closer to the closing table! 🔑🏡💚

Because a good real estate agent doesn't just help you get under contract. They help you navigate the challenges, regroup when necessary, and keep moving toward the finish line!
