Heading into Fall, Central Ohio remains a Seller’s market, but one that’s increasingly working for Buyers too.

September brought a typical seasonal slowdown, but the number of closed sales and median sale price are both up year over year. Inventory continues to climb, representing the most Buyers have had to choose from in years. Homes averaged a few more days on market, giving Buyers a bit more time to shop, compare and negotiate.

If a Seller isn't thrilled about a potential Buyer's offer, they don't have to accept or walk away - there's a third option ⬇

When a Buyer makes an offer, a Seller can choose to Counter with new terms. That might mean adjusting the price, changing the closing date, or adding/removing contingencies.

A Counter Offer replaces the Buyer's original offer and the Buyer can then accept, reject, or counter again until both sides reach an agreement (or decide to move on).

Counter Offers are very much in play in the Columbus market right now. With inventory at its highest level in years and homes averaging 30 days on market, there’s a little more room to negotiate. Sellers are still receiving close to 97% of list price at closing, but knowing how to navigate a Counter Offer matters more than ever.
