As we head into the fall market, the latest numbers show an interesting mix: home prices are still climbing, even as the pace of sales has cooled slightly. 🍂🏡
The average sales price reached $401,147 in August, up 3.2% from this time last year, while the median price increased to $345,500.
At the same time, closed sales were down 2.5% and homes going under contract were down 2.2% compared to last August.
What does that mean if you’re thinking about making a move?
For sellers, buyers are still paying strong prices, but this isn’t necessarily a market where you can throw any price on a home and expect it to sell. Homes received an average of 96.9% of their original list price, so having the right pricing strategy matters.
For buyers, a slightly slower pace can mean a little more breathing room to find the right fit, but with prices still trending upward, waiting doesn’t automatically mean getting a better deal.
As always, Central Ohio is made up of a LOT of different neighborhoods and price points, and your market may look different from the overall numbers.
