New construction doesn't always mean defect-free!

During a recent new construction inspection, we discovered a cracked window frame.

A damaged window frame can affect the window's durability, weather resistance, and long-term performance.

This is one reason we recommend an independent home inspection, even when purchasing a brand-new home.

Don't assume everything is perfect just because it's new!

Could Your AC Be Contributing to Moisture Problems in Your Crawlspace?

During a recent home inspection, we discovered an HVAC condensate drain discharging beside the home's foundation.

Inside the crawlspace, we observed moisture-related staining and damp conditions along the foundation wall.

Air conditioning systems produce condensation during normal operation. However, when that water isn't properly directed away from the home, it can contribute to:

- Excessive moisture in crawlspaces
- Mold and microbial growth
- Wood deterioration

The solution? HVAC condensate should be properly discharged away from the foundation to an approved location.

Sometimes, small installation details can lead to bigger problems.

Your New Home Is Almost a Year Old. Have You Had It Inspected?

O'Brian is putting the drone to work during an 11-month warranty inspection!

Just because a home is newly built doesn't mean everything was installed correctly. An 11-month inspection helps homeowners identify potential defects before their builder's one-year warranty expires.

Don't let your builder's warranty expire without taking a closer look!

While surface rust doesn't always indicate a serious problem, corrosion in this area deserves attention. It may be a sign of moisture intrusion, condensation issues, or deterioration of nearby components.
Why does this matter? The heat exchanger plays an important role in keeping combustion gases separate from the air circulating through your home.
Rust alone doesn't mean the heat exchanger is cracked or leaking, but further evaluation by a qualified HVAC technician is recommended.

Small signs can point to bigger problems. That's why we inspect with integrity!

Why does this insulation matter?

The larger refrigerant line at your outdoor AC unit should be properly insulated. Damaged or missing insulation can allow the line to absorb heat and develop condensation, reducing efficiency.
Fortunately, this is typically a simple maintenance repair.

During this new construction inspection, we found a missing knockout in the electrical panel, leaving an open hole in the enclosure.

Unused openings should be properly closed to help prevent accidental contact with energized components and keep debris and pests out.

We see this all the time during inspections!
If you have a satellite dish on your roof, it’s a good idea to have it properly removed. Those mounting points create penetrations in the roof, and anytime there’s a hole in your roofing system, there’s a potential path for water.
Definitely something worth taking care of before it turns into a bigger issue. Good advice from the roofing pros!

Had a great time back at my alma mater, Eau Claire High School! 🍀

I spoke with the Real Estate Pre-Licensing class about home inspections — what they are, why they matter in a real estate deal. I also shared a little about the inspection industry and career opportunities.

It's always good to give back and hopefully spark some interest in the next generation. 💪🏽🏡
