Thinking about buying a home in the next 6–12 months? Start practicing that payment now.

Here’s how:

1. Pick your comfortable monthly payment.
What could you spend on housing while still having room to actually enjoy your life?

Want to take it up a level? Talk with a lender about a realistic payment—including taxes, insurance, and any mortgage insurance. Factor in HOA dues if applicable, and leave room for maintenance, too.

2. Save the difference.
If your current housing payment is $1,500 and your future payment would be $2,200, put that extra $700 into a separate savings account every month.

3. Pay attention to how it feels.
Can you comfortably leave that money alone? Or are you transferring it back to cover everyday expenses?

That’s useful information to have before you fall in love with a kitchen.

This does two things:
