**Columbia Housing Market | September 2026**

September's single-family housing numbers offer a useful look at our local market.

The median sold price was $375,000, compared with $345,000 in August. Median days on market increased from 16 to 26, while available inventory remained relatively steady at 2.74 months.

These changes are worth watching, particularly as we move into the final months of the year.

For sellers, current competition, property condition, and pricing remain important considerations. Buyers may find that some properties offer more time for evaluation, depending on their price range and location.

I'll continue watching how these conditions develop as we approach 2027.

BEHIND THE CLOSING | When Things Don’t Go as Planned

Not every real estate transaction follows a straight line.

One of my sales this year was particularly challenging. Twice, the property went under contract. Twice, those contracts fell apart for reasons that had nothing to do with the home or the seller.

Situations like this can be frustrating and discouraging for everyone involved.

As a real estate agent, my responsibility doesn't change when circumstances become difficult. In fact, it strengthens my resolve. I continue evaluating the options, offering practical guidance, addressing what needs attention, and working toward my client's best interests.

Sometimes that means adjusting the plan. Sometimes it means working through another setback. And sometimes it simply means continuing to show up, even when the process takes longer than anyone expected.

This sale eventually closed.

There's value in persevering, even when the path forward is difficult. Every transaction adds to our experience and deepens our perspective. Over time, that perspective helps shape the judgment we bring to the next challenge.

Preparation matters because buyers begin forming an opinion of a home before they ever write an offer.

In this case, we worked to make sure the home was ready for the market before it launched. The response was strong: multiple contracts within the first 24 hours.

I appreciate Rebecca sharing her family’s experience.

[Sorry for the grainy video. I did it on my laptop vs my iPhone. Won’t do that again!]

The market can feel confusing right now because different homes are getting very different results.

Some are attracting buyers quickly. Others are taking longer, even when the broader headlines sound encouraging.

For buyers, more inventory can create opportunity—but affordability still matters. Start with a payment range that works for you, then compare location, condition, repair needs, and long-term fit.

For sellers, strong sale prices are still possible, but buyers are looking closely at value. Price, condition, competition, location, and move-in readiness all shape how a home is received.

The broad market matters. The specific market for the property you are buying or selling matters even more.

Before your next real estate decision, talk with Susan.

Downsizing can mean very different things to different people.

For some, it means a smaller home. For others, it may mean one-level living, less maintenance, a condo or townhome, a 55+ community, senior apartment, independent living—or even making changes that allow the current home to keep working.

The right answer depends on your priorities, finances, timing, location, maintenance needs, accessibility, and what you want daily life to look like next.

I help clients compare those options before they make a decision about selling. Sometimes the most useful first step is simply understanding what is available and what would actually fit.

If you’re beginning to think about a change, I’m happy to help you talk through the possibilities.

Downsizing usually starts with understanding what you want life to look like next.

For some people, that means a smaller home. For others, it may mean one-level living, less maintenance, a condo or townhome, a 55+ community, senior apartment, independent living—or making changes that allow the current home to continue working well.

The financial side matters too. Purchase price, financing, taxes, insurance, HOA costs and available home equity can change which options make the most sense.

There is also the practical side: location, accessibility, maintenance, possessions, family, timing and how much change you actually want.

As an SRES®, I think the best place to begin is by looking at the full range of possibilities. Once you understand what comes next, it becomes much easier to decide whether a move makes sense and what the timeline should be.

Thinking about downsizing or simply wondering what your options might be? I’d be glad to help you think it through.

A lot of selling conversations start with a question that comes before price:

“If I sell, where would I go?”

It’s an important question.

Sometimes the answer is a smaller home. Sometimes it’s one-level living, less maintenance, a different part of Columbia, a move closer to family, or a completely different type of housing.

And sometimes the first step is simply figuring out whether moving would actually improve the situation.

That’s why I like to understand the next move before focusing too heavily on the sale itself. Housing options, affordability, timing, available equity and personal priorities can all shape the right strategy.

A good plan begins with understanding where you want to end up—and then working backward from there.

If a move is somewhere on your horizon, you don’t need to have it all figured out before we talk.
