Shop vintage finds and local vendors on Halloween, with trick-or-treating through the market, face painting, a costume contest and a vendor booth decorating contest from 10 AM to 2 PM. Free trick-or-treat bags go out while supplies last. Admission is $2 for adults and free for kids 12 and under, and the market stays open until 4 PM.

Some of the best costumes we saw this Halloween season had four legs. 🐾

On Saturday, Oct 24, elevateMLS joined the Doggy Trunk or Treat in Colorado Springs, organized by RE/MAX The Sufak Team Scott Sufak . More than 30 decorated trunks handed out treats for kids and dogs, with prizes for the best trunk and the best dog costume. One of our team members brought his chihuahua, Gigi, who took her costume very seriously.

The event also collected donations for War Dog Memorial Colorado, which supports retired military working dogs. Thank you to RE/MAX The Sufak Team for hosting. Scroll through to see who stole the show.

Coffins on Manitou Avenue, live jazz, and trick-or-treating at Garden of the Gods. Here's where to spend your weekend around the Pikes Peak region.

Saturday, Oct 24: Emma Crawford Coffin Races & Festival
Manitou Springs' Halloween tradition takes over the 900 block of Manitou Avenue. Costumed Emmas ride coffins pushed by teams of four. The parade starts at noon, and the races follow. It's free to watch. Park for free at the Citizens Service Center and take the $5 cash round-trip shuttle (kids 12 and under ride free). Dogs should stay home for this one.

Saturday, Oct 24: Pikes Peak Smooth Jazz Series
Jessy J, Blake Aaron, and host Tony Exum Jr. play Phil Long Music Hall at Bourbon Brothers from 7 to 10 p.m. Tickets are required.

Sunday, Oct 25: Trunk or Treat at Garden of the Gods Visitor & Nature Center
Bring the family from 1 to 4 p.m. for free trick-or-treating in the parking lot with local organizations. Inside, Nature's Educators host live animal programs featuring a vulture, crow, raven, and more. Seating is first come, first served.

Mortgage rates have stayed high this fall. Freddie Mac's average 30-year fixed rate held at 7.40% on October 15, compared with 6.27% a year ago.

Buyers are seeing those numbers too, and they'll look to you to explain what it means for them. A few ways to help them keep moving:
Connect them with a lender early, so they know their monthly payment before they fall for a house
Ask about assumable loans. FHA and VA loans can be assumed by a qualified buyer with lender approval, which is worth knowing in a region with a large military community
Use elevateMLS to find listings with price changes or longer days on market, where sellers may be more open to negotiating
