🍁A cooling fall market with buyer activity concentrated heavily in the middle price ranges. A few takeaways worth noting:

🍂 Buyer activity appears to be softening as we move deeper into the fall months, while the market still has a substantial amount of inventory competing for buyers' attention.

🍂Just over 50% of the showings occurring in our area are happening in the $300-$500k price range. Adding in the $500-$700k range, and that accounts for over 70% of all showings.

🍂 Although important at every price point, for sellers above the $700k price point the buyer pool appears considerably smaller. Accurate pricing, distinctive features, high-quality photography, and targeted marketing become particularly important.

Some YTD stats for you read during your morning coffee. Here’s some footnotes:
- Average days on market remain in the 50-70 day range depending on price point.
- Regardless of interest rate, YTD sales are very similar to last year, with some price points being over last year’s sales.
- The top price range for homes within El Paso and Teller Counties: $500k-$599k.

You drive under this every time you commute north on I-25 to/from the Springs!

Before the system was built, that stretch of highway between Larkspur and Monument averaged one animal-vehicle crash per day during peak migration in spring and fall. Read the full story in the comments.
