Today one of the two rental cabins in Horseshoe Lake Estates sold. The other one is still under contract and waiting for the second appraisal. The deck did not have enough ballisters so some were added. Hopefully this will satisfy the lender and this sale will close next week.

10/21/2026

The cabins are still not sold. The sales keep getting pushed for various reasons. Business can be so frustrating as any business owner will tell you. The tough times pass and are usually worth the wait.
Groesbeck rental has slowed. Time to pick a date to close it up for the winter and do some maintenance. Seal decks and docks, relevel shed, hang curtain rods, switch out some furniture etc.

10/16/2026

Anything worth while is not easy. More delays on the cabin sales. Buyers broker is not organized. Now all utilities have to be turned back on to add some ballisters to railing and have the property reinspected. It's only business.

10/12/2026

The closing date has been pushed once again on the cabin sales. It was great to see how well both properties did in appraisals and inspection.
Lake Limestone property is renting really well. The water is low but the lake is still pretty. Lots of deer to see in the Groesbeck area.

Soooo....the cabins closing date got pushed again. The lenders only request is that a smoke detector be installed in each cabin. Makes sense. Buyers broker is still not on top of things and with two properties involved, attention needs to be paid. Thankfully Tommy Bowen is on top of it and doing the work of two.

A professional realtor can make all the difference when buying or selling a property. The closing date for the cabins has been pushed for the third time. Appraisals came in they were good. Now waiting for survey. A big tree fell on one of the properties. Should the money be spent to chop it up? It's bigger than I can clean up with my equipment. Water was supposed to be turned off on both cabins 09/18 but only one service was. There is two cabins of furniture in storage that needs to be sorted. Groesbeck is still renting. And it is still hot outside lol.

The cabin sales are moving along. Huge mess with the moving company but that is behind now. Have had to dig through old, old files to get everything together. The closing got extended but there is no hurray.

09/12/2026

Emptying the cabins for the new owners has been a test. Lots of stairs, terrible heat and a bad choice in a moving company. Buyers have requested an extension on closing date. It does allow more time for clean up and getting used to the idea of handing over the properties. Groesbeck property is still renting.

09/09/2026

Today is moving day. Both cabins are under contract. One closes this Friday 09/11....yes that is an emotional day for more than just the sale. The other cabin sells 09/18. Lets hope the moving company is good, the weather does not change and no one gets hurt.

09/05/2026

Both cabins in Romayor are under contract. Shutting down the airbnb/vrbo rentals and packing up both cabins. Beyond busy and very stressed. Everything should be done by the end of September. We are hiring a moving company which is a big help. Rentals continue at the Groesbeck House.
