✨ Raleigh is the second-fastest growing large metro in the United States behind Austin ✨

I came across some interesting and exciting numbers that I wanted to share with you guys! I am so excited for all my out-of-state clients and friends moving to Raleigh, and the triangle region!!! I can’t wait to help y’all move into your dream home!! ⭐️⭐️

1. Raleigh is the 2nd fastest growing large metro in the US, from 2010 to 2019
2. Net migration (people move in) counts for almost 70% of the Raleigh net population growth from 2010 to 2019. THAT’s crazy!
3. Although, if you look at the chart, only 3% of population growth in Tampa is attributed by natural increase (people born in Tampa)….. I guess people in Tampa are not into having kids..??

First week of 2022, you ready for some hot fresh out of oven Raleigh real estate updates?! ✨✨

“Raleigh will be No. 3 hottest housing market in 2022, prices to soar 24%!!” 🤩🤩

With a 24% increase in price, that pushes the Raleigh average home price well over $450,000 from the current average price of $391,444, based on data reported by Zillow.

Across the RTP triangle the median sale price for a home increased from $369,000 in November to $365,000 in October. The total number of transaction increased from 4,073 in November to 4,007 transactions in October, according to the latest reports from Triangle Multiple Listing Service.

It looks like 2022 is going to be another seller’s market for Raleigh. 🥂

However, that doesn’t necessarily mean home bidding war, buyer fatigue, endless frustration and non stop competition.

I hope Santa treated you well this year and brought you some nice gifts 🎁

Talking about new projects, anyone wants a modern second-story deck like this in their backyard??? 🤩 We recently put up a massive modern beautiful deck for a client. The deck is two stories tall (around 10 feet off the ground) and wrapped around the back of the house.

I am happy to say the client was VERY satisfied and excited about the finished product. The deck adds value to the house and these white trim finish makes the house look more complete and elegant. Most importantly, it’s functional and provides so much more room to family gathering in beautiful weather like this.
