🏡 BUILDERS ARE CUTTING PRICES! Could this create new opportunities for homebuyers?

Some interesting housing news caught my attention, and I think it’s worth talking about!

According to the National Association of Home Builders, builders are feeling the pressure of today’s housing market.

And these numbers really stood out to me! 👀

🏡 43% of builders reported reducing prices in October.

💰 65% reported offering sales incentives.

📉 6% was the average reported price reduction.

Now, before we get too excited, these are NATIONAL numbers, not Cincinnati-specific statistics.

But here’s why I think they matter locally.

New construction and existing homes are competing for the same buyers.

When builders start offering price reductions, better financing options, closing cost assistance, or upgrades, that can change the conversation for buyers considering resale homes, too.

🔑 BUYERS: If you’ve ruled out new construction because you thought it was out of your budget, it might be time to take another look! There could be opportunities you haven’t considered.

🔑 SELLERS: Your competition isn’t necessarily just the house down the street. Depending on your neighborhood and price range, a brand-new home with builder incentives could be competing for your buyer’s attention.

But here’s what I really want people to understand…

The biggest advertised discount doesn’t always mean the best deal.

A lower purchase price is great, but property taxes, financing terms, HOA fees, upgrades, and long-term costs all play a role in what makes a home a good investment for YOU.

And that’s where having someone help you look at the whole picture matters.

The market is always changing. The key isn’t trying to perfectly time it. It’s understanding what’s happening and knowing how to use that information to your advantage.

Because whether you’re buying or selling, strategy matters.

🏡 CLOSED! 🔑

They say the listing side of a real estate transaction is the easiest side to be on.

Well, this one clearly didn’t get that memo! 😅

Today, I officially closed what has been, without a doubt, the toughest transaction of my real estate career to date.

When I say it felt like NOTHING went our way, I mean it. At nearly every turn, there was another obstacle to overcome, another deadline to chase, another phone call to make, and another issue that needed attention.

Communication from the other side of this transaction, including the lender and title company, was frustratingly poor. Deadlines seemed to come and go with little urgency, and there were times when it genuinely felt like my sellers and I were the only ones determined to get this transaction across the finish line.

I’ve always said, “I don’t just sell houses. I manage the chaos behind the keys.” 🔑

And let me tell you, this transaction put that statement to the TEST! 😂

There is so much more to being a Realtor than putting a sign in the yard, taking beautiful photos, negotiating an offer, and showing up at the closing table. Sometimes it’s making the uncomfortable phone calls, demanding answers, following up for the fifth time, and advocating for your clients when things aren’t moving the way they should.

And sometimes, it’s simply refusing to let the ball drop when it feels like everyone else has.

I know it’s October, but did this one REALLY have to be a nightmare?! 🎃👻

But today, we made it. FINALLY! 🙌

One chapter officially ended for my sellers, and a brand-new chapter began for the buyers. And despite everything it took to get here, that is still something worth celebrating.

I’m incredibly grateful to my sellers for their patience, trust, and determination throughout this process. We may have had to fight our way to the closing table, but we got there together.

This one reminded me exactly why having someone in your corner who is willing to do the hard work matters.

Not every chapter is easy to write. Some have a whole lot of plot twists. But getting to turn that final page? That’s a pretty incredible feeling. ❤️

This one is a perfect example of why the comps don’t always tell the whole story.

When we were preparing 4163 Malaer Dr for the market, we had a challenge: there really weren’t great comps for this house. Nothing nearby was truly apples-to-apples, and the numbers were pointing toward a lower list price than we felt this home could potentially command.

So my sellers and I had a conversation.

We talked about listing higher than what the comps were showing for the area. We knew there was some risk in doing that, but we also knew how well this home showed, what it offered, and that sometimes the best way to find out what the market will bear is to test it.

And we were willing to do exactly that.

Well…the market answered pretty quickly. ❤️

This is why pricing isn’t always as simple as pulling a few recent sales and choosing a number. Comps matter—a lot—but so do the home, its condition, presentation, timing, competition and what buyers are willing to pay right now.

Sometimes a home simply doesn’t fit neatly into the comps.

I’m so happy for my sellers and grateful they trusted me enough to have the conversation, weigh the risk, and make the decision together.

🏡 Closed today!

This chapter came with a few twists and turns. The first house my buyers had under contract fell apart during the inspection period—and although it was disappointing at the time, it became clear that it wasn’t quite the right home for them anyway.

Then came the waiting. Doubt started creeping in, and they began to wonder if they would find their home this year.
