DIFFERENT HOUSING MARKETS ARE HAPPENING AT ONCE.

If you’re thinking about moving, it can be hard to know where to start because there isn’t one housing market that tells the whole story.

Right now, there are several different groups shaping the market:

CASH BUYERS: Less dependent on mortgage rates and focused on price, condition, and opportunity.
MORTGAGE BUYERS: More sensitive to rates, monthly payments, financing options, and affordability.
RATE-LOCKED HOMEOWNERS: Many homeowners with lower existing mortgage rates are hesitant to give them up, which can affect available inventory.
NEW-CONSTRUCTION BUYERS: Builders may offer incentives, upgrades, or financing options to help move available inventory.

Where you fit into that picture can change the strategy you should consider.

And in San Diego, the dynamics can look very different depending on your neighborhood, price point, property type, and goals.

The market isn’t one-size-fits-all. Neither is the strategy.

Which group are you in?

Comment “CASH,” “MORTGAGE,” “RATE-LOCKED,” or “NEW BUILD.”

4 IN 10 LISTINGS HAVE ALREADY CUT THEIR PRICE.

Price cuts have been climbing for months, and more than 4 in 10 homes for sale have already had a reduction.

For sellers, that’s a reminder that pricing correctly from day one matters.

A home can be beautifully marketed, but if the asking price is ahead of what buyers are willing to pay, it can sit and sitting can lead to a price adjustment later.

For buyers, a price reduction can create an opportunity. A seller who has been on the market longer may have more flexibility, but a price cut doesn’t automatically mean the home is a bargain. The property, condition, location, and current competition still matter.

And in San Diego, those dynamics can vary significantly from one neighborhood and price point to another.

Selling soon? Let’s look at the numbers before choosing your list price.

House hunting? Don’t overlook homes that have recently adjusted their price.

Comment “PRICE” and let’s talk about what price reductions are telling us about the San Diego market.

WILL LIVING NEAR A DATA CENTER HURT HOME VALUES?

It’s a question more homeowners are asking as data centers become part of the development conversation in more communities.

The concern is understandable: if a large data center is built nearby, what happens to the homes around it?

Research cited by HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn’t mean proximity never matters.

Noise, traffic, infrastructure, future development, utility costs, and the specific location all deserve a closer look. And in San Diego, the impact can depend heavily on the neighborhood and what’s actually being proposed.

The takeaway: a data center nearby isn’t automatically good or bad for property values. The details matter.

If there’s a data center near your home or one being proposed in your neighborhood; understanding the project and its potential local impact is more useful than jumping to conclusions.

Comment “DATA CENTER” if you want to talk through what to look for.

WAITING FOR LOWER RATES? THERE’S MORE TO CONSIDER.

It’s easy to think the best move is to wait until mortgage rates come down.

But waiting comes with its own variables. Home prices, inventory, competition, and rates can all change while you wait and there’s no guarantee they’ll move in the direction you want.

Some buyers who waited for lower rates later wished they had purchased sooner, especially when prices or rates moved higher again.

That doesn’t mean you should buy today.

It means you should understand your options before deciding to wait.

A conversation with a trusted lender can help you understand what today’s payment looks like, what financing options may be available, and what it could take to improve your rate depending on your situation.

And in San Diego, the numbers can look very different depending on the neighborhood, property type, and price point.

You don’t have to buy now. You should buy when the numbers and the timing make sense for you.

Just make sure you’re making that decision with the full picture.

Thinking about buying but unsure whether to wait? Comment “RATES” and let’s talk through what to watch.

THE FALL BUYER ADVANTAGE: IT’S NOT JUST ABOUT MORTGAGE RATES.

Everyone is watching interest rates, but buyers should be paying attention to something else, too: seasonal market trends.

As we move into fall, the housing market can shift in a few ways:

• More homes may become available to choose from.
• Some sellers may adjust their asking prices.
• Sellers who have been on the market longer may be more open to negotiations.

Of course, these trends don’t guarantee a better deal, and San Diego real estate doesn’t move the same way in every neighborhood or price range.

The real opportunity is knowing where buyers have leverage, which homes are priced competitively, and when a seller may be willing to negotiate.

After 24 years in San Diego real estate, I know timing matters but having the right strategy matters just as much.

Thinking about buying a home this fall? Comment “FALL” and let’s talk about what the current market could mean for you.

SELLING THIS FALL? START WITH THE FIRST IMPRESSION.

Before a buyer even steps inside, they’re already forming an opinion about your home.

The good news? You don’t need a major renovation to make your property stand out.

A few simple fall curb appeal updates can go a long way:

• Clean up landscaping and trim overgrown plants.
• Add seasonal flowers or fresh greenery.
• Sweep walkways and keep the entryway tidy.
• Clear out gutters and remove visible debris.
• Make sure the path to your front door is well lit.

In the San Diego real estate market, presentation matters. Buyers are comparing homes, and those first impressions can help your property stand out from the competition.

If you’re planning to sell this fall, focus on the details that make buyers want to see more.

Comment “SELL” if you’re thinking about listing your San Diego home this season.

BUYER MYTH: THE RATE I SEE IS THE RATE I GET.

Seeing mortgage rates in the headlines and assuming you can’t afford to buy? Not so fast.

The rate you see advertised online isn’t necessarily the rate you’ll qualify for. Your actual mortgage rate depends on factors like your credit score, down payment, loan type, and overall financial profile.

And in San Diego, where home prices and monthly payments can vary significantly, understanding your actual buying power matters.

Before you decide to wait for rates to drop or put your home search on hold, talk with a trusted lender. You may have more options than you think, including different loan programs or strategies that could make buying more manageable.

After 24 years in San Diego real estate, my advice is simple: get the facts about your situation before making a decision based on a headline.

Comment “RATES” if you’re exploring your options for buying a home in San Diego.
