In case you haven’t heard, 27% of homes sold in September were bought with cash, according to NAR. That’s more than 1 in 4.

When you hear a number like that, it’s easy to wonder how that’s even possible nowadays – especially with so many people struggling with affordability.

You might picture wealthy investors with deep pockets…but not all cash buyers are who you’d think.

Some are just regular homeowners who’ve built up enough equity over the years to sell their house and buy their next one in cash.

So sure, affordability is tight. But that doesn’t mean buying a home today is only possible for the wealthy or big investors.

If you own a home and you’ve lived there for a while, you may be in a better position to move than you think.

Want to know how much equity you have? Let’s find out what it could do for your next move.

Is staging worth it? It may be if you want to get the most for your house.

Data shows every $1 you spend on mid-level staging could add about $3.50 to your profit when you sell.

It can save you time, too. Staged houses can also sell up to 73% faster, which means fewer weeks of keeping everything spotless for showings.

And working with a smaller budget is totally doable. Clearing off counters and arranging furniture so rooms feel open are inexpensive options that can still make a big difference on how well your house shows when it hits the market.

Not every house needs the same level of staging. Want to know which updates would help yours sell sooner – and for more? Send a message, and we’ll walk through it together.

Here’s something most buyers overlook…

When the housing market slows down, homeowners and builders don’t always have the same priorities.

A homeowner may be willing to wait for a better offer. But builders with completed homes sitting unsold often have more reason to keep sales moving.

In October, over 60% of builders offered some type of incentive. And almost half (43%) cut prices.

That could mean more negotiating opportunities for you.

The trick is knowing where to look. Let’s find the builders with more move-in-ready homes available right now and see what they’re willing to offer to get their inventory sold.

Today, a growing number of homeowners who set out to sell end up as landlords instead. About 9% of homes for rent were up for sale first. In the industry, we call it “accidental landlords.”

And if you’re watching the market and trying to decide between selling or renting, here’s what you need to know…

While renting out your house can be a great fit for some people, being a landlord is a job of its own. Suddenly, you’re fielding weekend calls about a leaky dishwasher and you’ve got a plumber on speed dial. And you’re still on the hook for the mortgage any month the house sits empty.

That doesn’t mean renting is a bad option, it just means you have to know what you’re getting into. And if you’d rather sell, let’s talk. Because with the right price and a strong marketing plan it is still doable today.

Are home prices going up or down? It depends on where you look.

Over the past year, prices in Chicago climbed almost 7%. In Seattle, they dipped about 1.6%. That’s a nearly 9-point gap between two major cities.

Look at little closer, though. Home prices are rising in 13 of the 19 major cities on this chart. And where prices are down, the dips are small (less than 2%).

So, this isn’t a crash. It’s just a market normalizing after overheating during the pandemic. And that’s hitting some areas differently than others.

Here’s what it really means. Your local market matters.

If you’re selling where prices are still rising, you may not need to cut your price. And if you’re buying where prices are softer, you may have more room to negotiate.

National headlines can’t tell you which side your neighborhood is on. Local data can. Let’s look at how prices are moving in your area, so you can set your price or make your offer with confidence.

Newly built homes now cost less than existing ones in about a third of major markets.

And nationally, the gap is pretty big. A newly built home typically sells for about $35,000 less than an existing one.

Prices can look very different from one area to the next, though. So, what neighborhoods do you have your eye on? Let’s tour a new home and an existing one, and see how they compare.

What if your first home isn’t a house at all?

If you’ve been struggling to find a traditional single-family home that fits your budget, don’t overlook condos.

According to Zillow, the typical starter condo costs under $200k nationally. Part of the reason they can be more affordable than a single-family home is because they’re normally smaller.

Sure, you may trade some square footage or a backyard for shared walls and an HOA fee. But you could also get a lower purchase price, great amenities, and less maintenance to handle yourself.

And if that means getting your own set of keys sooner, it could be an option worth exploring.

Your first home doesn’t have to check every box you originally imagined. It just needs to be the right fit for your life and your budget right now.

Let’s look at what’s available in our area and see if a condo could be your way into homeownership.

Home sales may be slower than last year. But that doesn’t mean buyers have disappeared.

At the current pace, almost 4 million homes are expected to sell this year. That’s about 11,000 each day, 450 an hour, and nearly 8 every minute.

Why? Because even in this market, there are still buyers out there who have a reason to move.

People get new jobs, families grow, people retire, downsize, and move closer to the people they love. And those changes create buyers and sellers in every kind of market.

In fact, the latest report from NAR shows sales actually ticked up slightly in September, even though they’re still below last year’s pace.

So, don’t let a headline convince you no one is buying. You don’t need every buyer. You just need the right one – and a strategy that helps your house get their attention.

If you’re thinking about selling, let’s talk about how to make yours one of the homes that sells.

Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

Want to move but don’t want to give up your current low rate? This is for you.
Data shows homeowners with a mortgage have an average of $310K in equity right now.

And that means if you’ve been putting off a move because you don’t want to give up the mortgage rate you locked in a few years ago, your equity could help.

You could use it toward a bigger down payment and borrow less at today’s rates.

Or, if you’re downsizing, you might even be able to buy your next home in cash. No mortgage. No worrying about today’s rates.

Want to know how much equity you have and what it makes possible for you? DM me, and I’ll help you find out.
