Today is Fire Prevention Day! 🔥 🧯

Fire safety is an important part of maintaining any property, especially in Chicago's multifamily buildings. Regularly checking smoke and carbon monoxide detectors, keeping hallways and exits clear, and addressing potential hazards can help prevent serious issues down the road.
It's a good reminder for property owners and residents to take a few minutes to make sure their buildings and homes are prepared.

Chicago’s proposed rental regulations are still up for discussion.

City Council has delayed a vote on PRO and FAIR, two competing proposals that address property registration, fees, enforcement and other requirements for Chicago rental housing.There’s no change for owners today, but the proposals could introduce a citywide rental registry, new registration fees and additional compliance requirements, while PRO also includes restrictions on certain move-in and other tenant fees.

As NBOA President Michael Glasser put it, “You can’t make housing more affordable by making it more expensive to provide housing.” This highlights one of the key concerns being raised as these proposals continue to be debated.

We’re keeping a close eye on both and will share updates as they move forward.

We're kicking off the weekend by sharing one of our biggest recent success stories. 🔑

When 7349–55 N. Damen Ave. was acquired, the 26-unit apartment building was completely vacant. In under 60 days, our team transformed the property through strategic, light renovations with an average investment of approximately $5,000–$7,000 per unit. The result was nearly $1 million in added value and 100% occupancy in just 58 days. 📆

Project highlights:
• 26-unit building (20 two-bedroom, 6 one-bedroom apartments)
• Strategic, light renovations completed throughout all 26 apartments
• Refinished hardwood floors, updated lighting, new appliances, and reglazed bathrooms
• Common areas refreshed with new carpeting and designer-selected paint
• Installed a custom-built iron fence and ButterflyMX secure entry system for enhanced security and curb appeal

Ashland, a 78-unit historical apartment building in Roger’s Park, the Mehmeti family has achieved a major investment goal set just one year ago: expanding its multifamily portfolio across Chicago’s North and Northwest Side neighborhoods. Over the past 12 months, the family has acquired more than 300 apartment units, marking a significant milestone in its continued growth. 👏

Another deal closed on Chicago’s North Side! Congrats to our client on the purchase of 6912 N. Ashland, a 40-unit multifamily property, with Tim Mehmeti from our team representing the buyer. The units have undergone renovations within the last five years, and 606 Realty is excited to take over management as the building is rebranded to Ashland Pointe Apartments in Rogers Park.
