Chicago Commercial Market Report | October 2026

Chicago’s commercial real estate market enters Q4 with improving momentum, especially in higher-quality assets and stronger locations.

Office: Downtown availability fell to 29.2% in Q3, while leasing volume reached 2.7 million square feet. Class A properties continue to outperform, reinforcing the ongoing flight to quality.

Industrial: Chicago industrial remains strong, with vacancy still below 5% in the latest available data. Leasing activity remains healthy, particularly along the I-55 and I-80 corridors.

Retail: Retail fundamentals remain resilient, with vacancy around 5.3%. Limited new construction continues to support demand for quality space, especially in well-located neighborhood and service-oriented centers.

Investment Sales: Buyers remain selective, but quality industrial, retail, and well-positioned investment properties continue to attract capital. Pricing and financing remain important, but activity is improving.

Heading into the final months of 2026, Chicago CRE continues to reward quality, location and strong fundamentals.
