Small Chicago condo buildings may be bigger opportunities than you think.

New Fannie Mae and Freddie Mac lending rules can make buildings with 10 units or fewer easier to finance, helping buyers qualify for project review waivers and giving sellers access to a broader buyer pool.

Thinking about buying or selling a Chicago condo? Let’s find your next goldmine.

You likely have less competition and more negotiating power.

Why did we ever stop making fireplaces like this? 🤯

Instead of getting down on your hands and knees, reaching inside a dark chimney, and wrestling a soot-covered lever back and forth, you just turned a wheel right at eye level. Clean, effortless, and brilliantly engineered.

Modern fireplace dampers make you work for it, but this old-school rotary wheel proved functional design could actually be elegant.

Would you swap your pull-lever damper for one of these, or do you prefer hidden controls?

There is something special about how they used to build homes in the 1910s. 🗝️✨

If you have ever walked down Constance Ave in Jackson Park Highlands, you know this neighborhood hits different. Back in 1905, the developers wanted a true “country retreat” in the city, so they banned alleys, buried all utility lines underground, and required every home to be built out of solid brick or stone.

This 1915 beauty at 6829 S. Constance is a perfect piece of that era.

Check out that covered brick entryway on the side. That is a classic porte cochère (French for “coach door”). Long before attached garages were a thing, these covered driveways let horse drawn carriages and later, early automobiles drop off guests totally sheltered from Chicago rain or snow before driving back to the garage. 🚗🌧️

Since the Highlands was built with zero back alleys, a porte cochère was the ultimate functional flex in 1915. Pure history right outside the front door. 🧱🌿
