🏙️ **A little piece of Chicago history!**

One of the things I love about Chicago is discovering the stories behind its beautiful old buildings.

Today, I'm taking you to **1000 W Washington in the West Loop**.

Believe it or not, this beautiful historic building was once a biscuit factory!

The complex consists of two buildings dating back to **1884 and 1902**. It was home to the National Biscuit Company, better known today as Nabisco, where biscuits, crackers, and fig bars were produced.

Later, the buildings were used by the Follett company for textbook storage and distribution.

In the mid-1990s, the former industrial buildings were transformed into residential lofts, preserving their original brickwork, soaring ceilings, oversized windows, and wonderful architectural character.

What I find especially fascinating is how Chicago has managed to give so many of its historic industrial buildings a second life.

**From baking biscuits to beautiful loft living — more than a century of Chicago history behind these walls!** ❤️

**Lakeshore East: A Neighborhood Designed Around a Park**

What makes Lakeshore East different from so many other downtown Chicago neighborhoods?

It wasn't simply a collection of residential towers. It was a carefully planned community with green space at its center.

The vision behind Lakeshore East brought together architecture, landscape design, and urban planning to create a neighborhood where a six-acre park became the focal point of everyday life.

In my latest article, I explore the planning decisions that shaped Lakeshore East and how that vision continues to influence the neighborhood today.

If you enjoy Chicago architecture, neighborhood history, or downtown living, I think you'll find this story interesting.

**Selling Your Chicago Condo in 2027? The Math Has Changed.**

Today's condo buyers are looking beyond the asking price.

Mortgage rates, HOA assessments, property taxes, and parking costs all influence what buyers can afford—and what they're willing to pay.

Recent national mortgage market data highlights the importance of affordability:

📊 **7.4%** — Average 30-year fixed mortgage rate as of October 8, 2026, according to Freddie Mac.

📉 **15% fewer mortgage purchase applications** compared with the same period last year, according to the Mortgage Bankers Association.

But in downtown Chicago, pricing is about much more than national trends.

**Two condos in the same building can have very different market values.**

Floor level, views, square footage, layout, condition, and building-specific factors all matter.

At Park Millennium in Lakeshore East, for example, a lower-floor one-bedroom and a higher-floor two-bedroom compete in different segments of the market.

**Planning to sell your Chicago condo in 2027?**

The right pricing strategy starts with understanding your building, competing listings, recent sales, and buyer expectations.

**From Railroad Yards to One of Chicago's Most Desirable Neighborhoods 🏙️**

It's fascinating how much Chicago has changed.

What is now Lakeshore East—with its beautiful park, striking architecture, and residential towers—was once an area of railroad yards and industrial activity.

Today, it's one of Chicago's most interesting examples of urban transformation.

I recently explored the history of Lakeshore East, from its industrial beginnings to the neighborhood we know today.

If you enjoy Chicago history, architecture, or simply discovering more about the city, I think you'll enjoy this story.
