HOME PRICES ARE UP 14% IN ONE CHICAGO NEIGHBORHOOD — CAN YOU GUESS WHICH? 👀

The October numbers are in, and home prices are climbing across Lincoln Park, Lakeview, North Center and Lincoln Square — even as fewer homes are selling.

⚡ Here’s the quick Market Sprint breakdown.

📈 Median Sales Price (YoY)
👉 North Center: $824,438 | +14.1%
👉 Lincoln Park: $826,000 | +10.9%
👉 Lakeview: $580,000 | +8.4%
👉 Lincoln Square: $575,000 | +5.5%

💡 North Center leads the way with a 14.1% increase in median sales price, while all four neighborhoods continue posting year-over-year gains.

📉 Home Sales
👉 North Center: 67 | -10.7%
👉 Lincoln Square: 54 | -12.9%
👉 Lakeview: 179 | -25.1%
👉 Lincoln Park: 122 | -27.4%

💡 Fewer homes are selling across all four neighborhoods, with Lincoln Park experiencing the largest decline.

🔥 Under Contract
👉 North Center: 538 | +7.6%
👉 Lakeview: 1,728 | -2.3%
👉 Lincoln Square: 388 | -3.5%
👉 Lincoln Park: 1,238 | -7.6%

💡 North Center stands out again, with under-contract activity increasing even as the other three neighborhoods show declines.

🏠 Months of Supply
👉 Lincoln Park: 1.1 months
👉 Lakeview: 1.2 months
👉 North Center: 1.5 months
👉 Lincoln Square: 1.7 months

💡 Inventory remains extremely tight across all four neighborhoods, helping support prices despite slower sales activity.

🧠 The Takeaway
👉 North Center leads with 14.1% price growth
👉 Prices are rising across all four neighborhoods
👉 Closed sales are down compared with last year
👉 Inventory remains below two months of supply
👉 Buyers may find opportunities with overpriced homes or properties needing work
👉 Well-priced, move-in-ready homes can still attract strong competition

The biggest takeaway? Fewer homes selling doesn’t necessarily mean home prices are falling. With inventory still limited, buyers and sellers need to understand what’s happening in their specific neighborhood rather than relying on citywide headlines.

PRICES ARE RISING IN 3 OF 4 CHICAGO NEIGHBORHOODS — WHICH ONE IS FALLING? 👀

The October numbers are in, and three Chicago neighborhoods are seeing higher home prices. But one is moving in the opposite direction.

⚡ Here’s the quick Market Sprint breakdown across West Loop, Wicker Park/Bucktown/West Town, Logan Square and Humboldt Park.

📈 Median Sales Price (YoY)
👉 Humboldt Park: $585,000 | +8.9%
👉 Wicker Park / Bucktown / West Town: $737,000 | +5.3%
👉 Logan Square: $720,000 | +5.1%
👉 West Loop: $469,950 | -1.1%

💡 West Loop is the exception, with prices slipping slightly while the other three neighborhoods continue posting year-over-year gains.

📉 Home Sales
👉 Humboldt Park: 57 | -10.9%
👉 Logan Square: 117 | -14.0%
👉 Wicker Park / Bucktown / West Town: 94 | -15.3%
👉 West Loop: 117 | -23.0%

💡 Fewer homes are selling across all four markets, but slower sales haven’t necessarily translated into falling prices.

🔥 Under Contract
👉 Humboldt Park: 272 | +13.8%
👉 West Loop: 627 | +8.3%
👉 Wicker Park / Bucktown / West Town: 698 | +2.5%
👉 Logan Square: 790 | -3.3%

💡 Buyer activity remains strong in several neighborhoods, especially Humboldt Park and West Loop.

🏠 Months of Supply
👉 Wicker Park / Bucktown / West Town: 1.7 months
👉 Logan Square: 1.8 months
👉 West Loop: 2.3 months
👉 Humboldt Park: 2.7 months

💡 Inventory remains relatively tight, although buyers may have more negotiating opportunities than earlier this year.

🧠 The Takeaway
👉 Prices are rising in three of four neighborhoods
👉 West Loop is seeing a slight price decline
👉 Closed sales are down across all four markets
👉 Limited inventory continues to support home values
👉 Well-priced, move-in-ready homes can still attract strong interest

The biggest takeaway? Chicago isn’t one housing market. Even neighboring communities can move in different directions, which is why understanding the local numbers matters when buying or selling.

Home prices are up — but sales are slowing. 📊

That’s what I’m seeing across La Grange, Brookfield, Elmhurst and Oak Park in the October numbers.

⚡ Here’s the quick Market Sprint breakdown.

📈 Median Sales Price (YoY)

👉 La Grange: $605,350 | +19.9%

👉 Elmhurst: $655,000 | +10.5%

👉 Brookfield: $392,000 | +6.8%

👉 Oak Park: $465,000 | +0.5%

💡 Prices are still higher across all four suburbs, with La Grange showing the strongest year-over-year growth.

🏠 Homes for Sale

👉 Elmhurst: 86 | +2.4%

👉 La Grange: 26 | +8.3%

👉 Oak Park: 102 | -14.7%

👉 Brookfield: 22 | -31.3%

💡 Inventory remains especially tight in Brookfield and Oak Park, while La Grange and Elmhurst are giving buyers a few more options.

🔥 Under Contract

👉 Oak Park: 718 | -4.0%

👉 Elmhurst: 547 | -1.1%

👉 La Grange: 224 | +16.1%

👉 Brookfield: 217 | +0.5%

💡 La Grange stands out with a strong increase in under-contract activity, while the other markets are moving more slowly.

📉 Months of Supply

👉 Brookfield: 1.2 months

👉 La Grange: 1.5 months

👉 Oak Park: 1.5 months

👉 Elmhurst: 1.9 months

💡 All four suburbs remain below two months of supply, so inventory is still relatively tight.

🧠 The Takeaway

👉 Prices are still up

👉 Inventory remains limited

👉 La Grange continues to show strong momentum

👉 Buyers are seeing a little more negotiating room in the fall market

👉 Well-priced homes can still move quickly

The biggest takeaway: sales may be slowing, but limited inventory is still helping support home values across these western suburbs.

One of the wealthiest suburbs in America — but how expensive is Winnetka today? 👀

The October numbers are in, and Winnetka’s median sales price is now $1,975,000 — up 13.7% year over year.

But the bigger story is how differently Winnetka, Wilmette, Glencoe and Evanston are moving right now.

⚡ Here’s the quick Market Sprint breakdown.

📈 Median Sales Price (YoY)
👉 Glencoe: $1,887,500 | +19.3%
👉 Winnetka: $1,975,000 | +13.7%
👉 Wilmette: $1,150,000 | +12.2%
👉 Evanston: $465,000 | -2.1%

💡 Prices are up double digits in three of the four markets, while Evanston is slightly down year over year.

🏠 Homes for Sale
👉 Evanston: 116 | +17.2%
👉 Glencoe: 24 | +14.3%
👉 Winnetka: 20 | -25.9%
👉 Wilmette: 27 | -30.8%

💡 Inventory is moving in very different directions, with more options in Evanston and Glencoe but significantly fewer homes available in Wilmette and Winnetka.

🔥 Under Contract
👉 Evanston: 906 | +7.7%
👉 Glencoe: 126 | +7.7%
👉 Winnetka: 201 | -2.9%
👉 Wilmette: 382 | -6.8%

💡 Buyer activity is up in Evanston and Glencoe, while Wilmette and Winnetka have slowed slightly compared with last year.

📉 Months of Supply
👉 Wilmette: 0.8 months | -33.3%
👉 Winnetka: 1.2 months | -20.0%
👉 Evanston: 1.6 months | +14.3%
👉 Glencoe: 2.4 months | +20.0%

💡 Wilmette remains especially tight with less than one month of supply.

🧠 The Takeaway
👉 Prices remain strong in most North Shore markets
👉 Wilmette and Winnetka continue to have extremely limited inventory
👉 Evanston and Glencoe are giving buyers more options
👉 Buyer activity is still showing up, but every suburb is moving differently
👉 Pricing, condition and local strategy continue to matter

The biggest takeaway: there isn’t one North Shore market — each suburb is moving differently, and that can create very different opportunities depending on where you’re buying or selling.

A slower fall market doesn’t mean your home can’t get multiple offers. Here’s how we made it happen. 👇

🏡 1969 W Cullom Ave Unit 2 | North Center
Listed at $409,000

🎨 PREPARATION
After the tenants moved out, we painted the entire condo and handled repairs so it looked and felt move-in ready.

🛋️ STAGING
We staged the whole unit to help buyers do more than picture where their furniture would go—we wanted them to feel what it would be like to live here.

The results?
✅ Over 35 showings in just 6 days
✅ Multiple offers
✅ Under contract over asking price

All in a slower fall market. 🍂

Every step had a purpose, and I’m so happy for my sellers.

📅 Thinking about selling next year? Let’s discuss a strategy and timeline that work best for you.

SALES ARE DOWN — SO WHY DOES THIS STILL FAVOR SELLERS? 👀

That’s what the October numbers are showing across Lincoln Park, Lake View, North Center and Lincoln Square.

⚡ Here’s the quick Market Sprint breakdown.

📉 Home Sales

👉 Lincoln Park: 122 | -27.4%
👉 Lake View: 179 | -25.1%
👉 Lincoln Square: 54 | -12.9%
👉 North Center: 67 | -10.7%

💡 Closed sales are down across all four neighborhoods compared with last year.

🏠 Months of Supply

👉 Lincoln Park: 1.1 months
👉 Lake View: 1.2 months
👉 North Center: 1.5 months
👉 Lincoln Square: 1.7 months

💡 Low inventory is still keeping sellers in control. Every one of these markets remains under two months of supply.

📈 Median Sales Price (YoY)

👉 North Center: $824,438 | +14.1%
👉 Lincoln Park: $826,000 | +10.9%
👉 Lake View: $580,000 | +8.4%
👉 Lincoln Square: $575,000 | +5.5%

💡 Even with fewer transactions, prices are still higher across all four neighborhoods.

🔥 Under Contract Activity

👉 North Center: 538 | +7.6%
👉 Lake View: 1,728 | -2.3%
👉 Lincoln Square: 388 | -3.5%
👉 Lincoln Park: 1,238 | -7.6%

💡 Buyer activity has slowed in most of these markets, but tight inventory continues to support sellers.

🧠 The Takeaway

👉 Sales are down
👉 Inventory is still extremely tight
👉 Prices are still up
👉 Buyers have a little more negotiating power in the fall market
👉 Sellers with well-priced, well-prepared homes can still have the advantage

Fewer sales doesn’t automatically mean a buyer’s market — especially when there still aren’t enough homes for sale.

10/20/2026

FEWER HOMES ARE SELLING — SO WHY ARE PRICES STILL RISING? 👀

That’s what the October numbers are showing across West Loop, Wicker Park/Bucktown/West Town, Logan Square and Humboldt Park.

⚡ Here’s the quick Market Sprint breakdown.

📈 Home Prices (YoY)

👉 Humboldt Park: $585,000 | +8.9%

👉 Wicker Park / Bucktown / West Town: $737,000 | +5.3%

👉 Logan Square: $720,000 | +5.1%

👉 West Loop: $469,950 | -1.1%

💡 Prices are still up in three of the four markets, even though fewer homes are closing.

📉 Closed Sales

👉 Humboldt Park: 57 | -10.9%

👉 Logan Square: 117 | -14.0%

👉 Wicker Park / Bucktown / West Town: 94 | -15.3%

👉 West Loop: 117 | -23.0%

💡 Sales volume is down across all four neighborhoods compared with last year.

🔥 Homes Going Under Contract

👉 Humboldt Park: 272 | +13.8%

👉 West Loop: 627 | +8.3%

👉 Wicker Park / Bucktown / West Town: 698 | +2.5%

👉 Logan Square: 790 | -3.3%

💡 Buyer activity is still showing up, especially in Humboldt Park and the West Loop.

🏠 Inventory

👉 Wicker Park / Bucktown / West Town: 1.7 months

👉 Logan Square: 1.8 months

👉 West Loop: 2.3 months

👉 Humboldt Park: 2.7 months

💡 The answer is in the inventory numbers. Supply is still relatively limited, which is helping support prices even as fewer homes actually sell.

🧠 The Takeaway

👉 Fewer homes are closing

👉 Prices are still rising in most of these neighborhoods

👉 Inventory remains relatively tight

👉 Buyer demand hasn’t disappeared

👉 Fall buyers have a little more negotiating room, but well-priced homes can still move quickly

Fewer sales doesn’t automatically mean falling prices — especially when inventory stays limited.
