Expecting trick-or-treaters? 🎃

Take five minutes before Halloween and look at your front walkway after dark.

A few things to check:

✓ Cords, hoses or decorations crossing the path
✓ Loose or slippery mats
✓ Poorly lit steps
✓ Decorations that could fall into the walkway
✓ Pets are secured somewhere safe if the door will be opening repeatedly

None of these tasks are complicated… and they are easier to do before the doorbell starts ringing.

A lot of buyers 🏡 are still approaching the market like it is 2021 or 2022. They assume they have to move fast, give up protections, and accept whatever terms the seller wants.

That is not always the case anymore.

In a more buyer friendly market, buyers may have more room to negotiate things like:

✔️purchase price
✔️inspection repairs
✔️closing costs
✔️rate buydowns
✔️appliances or other inclusions
✔️closing timeline

The key is understanding where you actually have leverage and how to use it the right way.

Bedrooms and bathrooms are easy to put on a wish list.

But what about the stuff that affects you every single day?

Testing your smoke alarms is important, but there’s another thing worth checking:

How old are they?

Smoke alarms don’t last forever. Many are designed to be replaced around the 10-year mark, although the lifespan varies by model and manufacturer.

Look for the manufacture date on the back or side and check the manufacturer’s replacement guidance.

And while you’re at it, check your carbon monoxide detectors too.

It’s one of those home-safety checks that takes very little time and is easy to forget.

Here’s a useful exercise if selling your home is even a possibility in the next year:

Walk through the house and make three lists:

1️⃣ Fix now: inexpensive problems you already know about.
2️⃣ Maybe: improvements that could help but need more thought.
3️⃣ Skip: projects that probably won’t return enough value to justify the time or money.

The biggest mistake is assuming every improvement automatically makes sense before selling.

Mortgage rates can change quickly, but your home search doesn’t necessarily have to stop every time they move.

The better question is:

“What can we change about the deal to make the numbers work?”

Depending on your situation, that might mean negotiating seller credits, comparing a temporary or permanent rate buydown, looking at discount points, changing the down payment, or simply comparing several loan scenarios.

The important part is to run the actual numbers.

And one thing I would not build a purchase decision around: assuming you’ll definitely refinance later.

There’s a FILTER under your range hood!?

It’s one kitchen maintenance job that’s easy to overlook.

Grease can build up there surprisingly quickly, reducing airflow and leaving odors hanging around longer.

Depending on the hood, the filter may be washable or designed to be replaced. Check the manufacturer’s instructions before cleaning it.

If you cook regularly and can’t remember the last time you looked underneath the hood…there’s your weekend project. 😄
