Chicago Home Prices Rise as Fewer Homes Hit the Market
As someone who’s been rooted in Chicago’s neighborhoods for years—first as an investor, now as an agent—I’ve seen firsthand how quickly our market can shift. Right now, we’re seeing a notable trend: active home listings are down 5.3% compared to last year, and new listings have dropped 7.8%. This means there’s less inventory for buyers, and it’s fueling a rise in competition. In fact, the median list price has climbed 4.6% to $389,000, and homes are moving faster—typically selling in just 36 days. For those navigating these changes, it’s more important than ever to have someone who truly understands Chicago’s dynamic market by your side.

Where People are Moving: The Hottest ZIP Codes in America
I always keep an eye on shifting trends—it's part of navigating this ever-changing real estate market. Recently, Aurora, CO’s 80019 ZIP code took the top spot for moves per capita in September, with 17.7 moves for every 1,000 residents. The draw? New developments and plenty of Denver-area interest. Texas showed the highest total move volume overall, fueled by suburban expansion and military relocations rather than the usual vacation traffic. Watching where people are relocating helps me better guide clients, family, and friends as they consider their next move—just like I did when I first started out, investing and rehabbing homes. Staying informed makes all the difference.

Housing Headwinds Toward 2027
As someone who’s been involved in Chicago real estate for years—first as an investor, now guiding clients through shifting markets—I’m always watching the factors shaping our path ahead. Mortgage rates averaged near 7% by September 24, reaching levels we haven’t seen since early 2025. That puts real pressure on affordability and ramps up capital costs for builders all over the country. Builder sentiment slipped 3 points to 32 in late Q3, the lowest since late 2025, as lending, labor, fuel, and construction costs all remained stubbornly high. This year, single-family home building is on pace for a second annual decline, and early signs suggest there could be even more pullbacks in 2027. Nationally, we’re seeing a market caught between tight supply and affordability challenges—demand is still there, but many are sidelined by higher costs and rates. Looking ahead to 2027, rising long-term rates are a signal of caution, especially as 2026 growth leans so heavily on AI, leaving less lending available for housing. My passion remains helping clients, family, and friends navigate these changes as we find the opportunities together.

US Home Prices Rise as Inventory Grows
The latest numbers show the US housing market in a fascinating spot: the median sale price now sits at $395,000, up about 2% over the past year. At the same time, sales have dipped roughly 4%, while homes for sale have increased about 5% nationwide. It’s a sign that buyers are still engaged but taking their time, weighing options carefully—something I’ve seen firsthand throughout my career as a Chicago-based investor and agent. Single-family homes continue to set the pace, with their median price reaching $400,000, sales down about 4%, and inventory up 6%. Condos saw a sharper pullback, with sales dropping the most, while townhomes held steady around $360,000 and experienced the strongest inventory growth. Across every property type, more options have meant buyers can be more selective, creating a market that feels balanced overall. If desirable homes keep moving quickly, it’s possible we’ll see inventory tighten and prices continue to edge upward. Helping my clients navigate these shifts and make the best decisions in an ever-changing market is exactly why I’m so passionate about what I do.

Refinancing Fades as Home Equity Surges
Watching the late-Q3 mortgage rates climb near 7%—after the central bank’s quarter-point hike to roughly 4%—reminds me just how quickly the real estate landscape can shift. For many homeowners who previously locked in lower first mortgages, refinancing has become less attractive. That’s reflected in the numbers: refinance applications dropped about 9% last week, while purchase requests slipped just 1%. Overall mortgage demand is down 4%, with refis now making up only about 39% of applications.

As someone who began my real estate journey investing in and renovating homes right here in Chicago, I’ve seen firsthand how homeowners adapt. Over the three months through mid-Q3 2026, one inquiry index showed refis at just 2%—a sharp fall from 39% a year ago—while home equity products surged to about 76%. The demand for tapping into home equity keeps growing, with mid-Q3 inquiry volume up around 11% month-over-month and more than 150% year-over-year. For those considering a 30-year loan, the typical rate gap now exceeds a full percentage point, or roughly $333 more per month on a $400,000 loan.

Builder sentiment has softened too, reaching its lowest levels since 2025, while the 10-year Treasury recently topped 5%—reminding us how unpredictable mortgage swings can be. Navigating these changes takes experience and a steady hand, and I’m always here to guide my clients and community through new opportunities and challenges.

Case-Shiller July 2026: Home Prices Up 1.9%, Chicago Leads
As a proud Chicagoan with deep roots in our city’s real estate market, I can’t help but notice that Chicago is leading the way again. According to the latest S&P Case-Shiller report, home prices nationwide rose 1.9% in July, with the 10-City and 20-City indices up 3.4% and 2.5% respectively. But Chicago truly stands out—our home values jumped 6.9%. While overall gains were tempered by 3.4% inflation, it’s encouraging to see our local market’s resilience. My experience as an investor and advocate for buyers and sellers alike tells me that understanding these trends is key to navigating the shifting landscape of real estate. I remain passionate about helping you make sense of what these numbers mean for your next move.

The Hottest Real Estate Markets in America
It’s incredible to see how resilient the U.S. real estate market continues to be. In several key cities, demand is picking back up—thanks in part to stronger wages, more homes available, and mortgage rates that have settled a bit. What’s especially interesting is how some of the hottest markets are seeing prices rise, with many homes even closing above asking and sales timelines varying from area to area. As someone who began as an investor—buying, rehabbing, and selling homes—I’ve seen firsthand how quickly conditions can shift. It’s always my passion to help clients, friends, and family understand these changes and feel confident navigating today’s market.
