The clocks go back Sunday.

Chicago drops from roughly fifteen hours of daylight in June to nine in December, and every house in the city is about to be judged against a different set of criteria.

Light first. Ask which way the main room faces, then return at four and look again. Heat second — radiators, forced air, or a boiler someone has been nursing since 1974. Ask the age, the last service date, and the January gas bill. A fireplace is a feature, not a heating system.

Then the quieter things. Outlets. The coldest bedroom, which sets the thermostat for the entire house. The gangway, the parking, the neighbor with a snowblower.

June sells the pictures. February sells the house. We ask the February questions in October.

Looking this winter? Tell us the address and we’ll tell you precisely what we’d ask about it.

The clocks go back Sunday. After that, four o’clock looks like six.

Evening showings stop flattering a house, and photos shot in November light are the ones buyers skip past in March.

Going on the market soon? Shoot it while there’s still light. ☀️

The offer gets accepted. Everyone hugs. Somebody takes a photo.

Then comes the quiet part — thirty days of attorney review, inspections, appraisals, underwriting and title work. Nobody throws a party for a title commitment. But that stretch is what decides whether closing day actually lands on time.

Swipe for all six phases, and what really happens in each. 🗂️

Thinking about a move? Let’s talk before the clock starts — not after.

Everyone budgets for the down payment. Almost nobody budgets for the line items underneath it — and Illinois has more of them than most states.

Transfer tax, charged by both the city and the state, split differently in Chicago than in the suburbs. A fresh survey nobody remembers to order until it holds up a closing. An attorney, because Illinois gives you no choice. Title and escrow, the longest line on the sheet and the one buyers skim. And the taxes you inherit, because Cook County bills in arrears and you take on a prorated share of somebody else’s bill at the table.

None of it is a surprise if someone puts the number in front of you early. That’s the whole job.

Ask your agent for the estimate at the start, not the end. If you’re not sure who to ask, ask us 👇
