Just closed in Yorkville.

Congratulations to my buyers on their new condo at 236 Bertram Dr. Vaulted ceilings, a balcony that looks out over open prairie, and a garage of their own. Handing over keys is the part of this job I never get tired of.

Thinking about buying in the western suburbs? Let's talk through what the next year could look like for you.

Today’s office had a little more green than usual.

A beautiful fall morning on the lakefront with the RE/MAX Premier team. Real estate is a relationship business, and some of the best conversations happen far away from a desk.

Back to work... Well, maybe after one more putt.

Some things just feel like home. ❤️

My son met Chase and apparently decided he was never letting go. 😂 My niece was pretty happy with Skye too.

It made me think about something I see all the time in real estate — sometimes you walk into a house and there’s just an immediate connection. You can look at 10 houses, compare every feature, make your pros-and-cons lists… and then there’s the one you don’t want to let go of.

Apparently my son already understands the concept. 😂

When you find the one, hold on tight.

Inspection day is still a showing.

Your buyers may have spent 20–30 minutes in your home when they decided they loved it. During the home inspection, they could spend three hours there—and trust me, they start noticing things.

The laundry on the floor. The sink that wasn’t wiped down. The sloppy paint job. The little maintenance items they completely overlooked the first time.

You’re already under contract, but this is not the time to stop making your home look its best.

I tell my sellers: have it looking even better for the inspection than you did for the original showings.

Because after spending three hours looking at every little detail, I want your buyers leaving with the same thought they had when they wrote the offer:

“I love this house.”

“I know you don’t care about it. But will your future buyer?”

One thing I talk about with my buyers all the time is resale — even when they have absolutely no plans to sell.

Maybe the house is on a busier road and you don’t mind.

Maybe it has a really unique exterior and you actually love it.

Maybe the layout is a little unusual, there’s no basement, or it has some other feature that eliminates it for a lot of buyers.

And sometimes my buyer will say:

“But that doesn’t bother me.”

And that’s completely okay.

You’re buying the house for you, not for some hypothetical person who may buy it from you years from now.

But part of my job is making sure you understand that when it is your turn to sell, that same thing may matter to other buyers — and it could mean a smaller buyer pool or affect what someone is willing to pay.

That doesn’t automatically make it a bad house or a bad purchase.

It just needs to be part of the decision.

If you understand it, you’re comfortable with it, the price makes sense, and you still love the house?

Then you get to decide what matters to you.

I just want you thinking like a future seller before you become one.

Baseball and real estate have more in common than you’d think.

Everyone loves the home run.

The accepted offer.
The multiple offers.
The closing photo with the keys.

But most of the work happens in between.

It’s knowing when to be aggressive and when to be patient. Knowing the numbers. Paying attention to what’s happening around you. And sometimes changing the game plan halfway through.

After more than 10 years in real estate, I can tell you — not every deal is a home run.

Sometimes a single gets you exactly where you need to go.

And sometimes the best decision you can make is not to swing at all.

Maybe that’s why I like baseball. ⚾

Most homes in Chicagoland go on the market in spring. Most of the listing photos get taken in spring too, when the trees are bare and the lawn hasn’t woken up yet.

These Naperville sellers knew well ahead of time that they’d be selling in February. So we planned for it.

We photographed the outside of the home the summer before, when the yard, the landscaping and the patio looked the way the family actually lived with them. Those were the photos buyers saw first.

When showings started, there was still snow on the ground. So the TV in the family room played a loop of the house in summer. Buyers didn’t have to imagine it. They could see it.

It sold quickly, at the highest sale price in the neighborhood at the time.

None of that happened the week the sign went up. It happened months before.

If you’re thinking about selling this spring, now is the time to talk through a plan.
