More than 4 in 10 homes for sale have had a price cut. And the typical cut is about $18k on a median-priced home. That’s just a price cut alone. Home insurance prices have been climbing, and let's face it, moving is expensive enough without another bill going up! 🏡

But here's something worth looking into. Homeowners who shop around and switch insurance companies are saving an average of $440 a year compared to those who stick with the same provider. And they're not necessarily sacrificing coverage to get those savings.

❤️🇺🇸 Happy National First Responders Day! 🇺🇸❤️

When most of us are running away from an emergency, first responders are the ones running toward it. They show up on some of the hardest days of people's lives, often without knowing what they'll face, and do what needs to be done.

Today, I'm giving a big thank-you to our firefighters, law enforcement officers, EMTs, paramedics, dispatchers, and all the emergency professionals who work around the clock to keep our communities safe. Your courage, compassion, and willingness to serve make a difference every single day.

As a 🇺🇸❤️Homes for Heroes affiliate, I'm especially grateful for the opportunity to give back to those who give so much to others. It's one small way I can say thank you for all you do.

Is staging really worth it? In my experience, absolutely! 🏡

I actually offer staging to my listing clients, and I’ve seen firsthand what a difference it can make. When we decide to stage a home, I’ve had offers come in within just a few days!

I can help with staging myself, or we can bring in our in-house staging team at Coldwell Banker The Property Exchange. They do an excellent job of helping a home look its best and making it easier for buyers to picture themselves living there.

And the numbers are pretty impressive, too. Research from the Home Staging Institute shows that every $1 spent on mid-level staging could add about $3.50 in return when you sell.

Staging can also help your home sell faster, and it doesn't have to mean spending a fortune. Sometimes, it's as simple as clearing off the counters, rearranging furniture, and making each room feel open, bright, and inviting.

Every home is different, and not every home needs the same amount of staging. My goal is to help you figure out what will make the biggest difference without spending money where you don't need to.
