New construction doesn’t always mean proper construction.
During this inspection, the attic revealed several framing concerns that wouldn’t be visible during a typical walkthrough — including a cracked ridge beam, improper structural support, separation at framing connections, and twisted rafters.
And here’s something buyers should understand:
Just because a township inspector signed off on the home does not mean every component was installed correctly.
Municipal inspections and private home inspections serve different purposes. A certificate of approval does not replace a detailed, independent inspection of the property.
These are exactly the kinds of issues buyers can miss when a home looks brand new on the surface.
A new home may have fresh finishes, new appliances, and untouched systems, but that doesn’t guarantee everything behind the walls, above the ceilings, or inside the attic was installed correctly.
That’s why a home inspection is still important — even on new construction.
Know what you’re purchasing before you sign.
