Our broker is also a licensed real estate attorney. Here’s what that actually changes. 📝

Josh is our broker, and he’s a real estate attorney. So “attorney-led” isn’t a badge on a website. It’s how the firm is built.

In practice, it’s really valuable: asking why a stipulation is worded that way. Noticing a deadline that’s tighter than it looks. Writing offers with contract risk in mind from the start.

To be clear, legal representation is a separate service through Crowfoot Law Firm. It isn’t bundled into our fee.

I’m Randi Williams, Affiliate Broker with Flat Fee Real Estate, an attorney-led brokerage serving Chattanooga + Northwest Georgia.

When you buy a house, the seller often offers money for your agent. Most buyers never learn more. 👀

With a percentage agent, it usually just becomes their commission. The pricier the house, the bigger it gets.

We charge a flat fee. If a seller offers more than our fee, the extra can become leverage for you: a lower price or a credit toward your closing costs.

Example: a seller offers 2.5% on a $450,000 home. That’s $11,250. Our flat fee at that price is $5,000. That’s $6,250 working for you instead of for an agent.

Every deal is different. What the seller offers, and how much can go toward your price or closing costs, depends on the contract and your loan.

Already found a house? DM me “BUY” and send the listing. I’ll run your numbers. (Example is hypothetical. Real estate fees are not set by law and are fully negotiable. General information only — not legal advice.)

Your home inspection is not a test the house passes or fails. 🔎

Buyers see 40 items flagged, panic, and send the seller the whole list. That’s usually when a good deal starts to wobble.

Every house has a list. The work is sorting it: safety issues, real expenses coming in the next couple of years, and the inspector just being thorough. Then you ask for what matters, in a way the seller can say yes to.

“What happens if the house doesn’t appraise?” 📉

Your lender typically lends based on the appraised value, not the price you agreed to pay. If those numbers don’t match, somebody covers the gap.

Sometimes the seller comes down. Sometimes the buyer brings more cash. Sometimes you walk. Which one you get is mostly decided weeks earlier, by how your offer was written.

Writing an offer soon? DM me “BUY” and let’s talk about this before you’re in it, not during. (General information only — not legal advice.)

Your contract is 20-something pages. Three dates in it decide almost everything. ⏱️

The end of your inspection or due diligence period. Your financing deadline. Closing.

Everybody circles closing. But miss the first two and your options quietly change, sometimes including whether your earnest money is still yours. And nobody calls to remind you.

The day you go under contract, before you celebrate, write all three down.

“The listing agent said they’d just write it up for me.” 😬

Easy to miss: the listing agent already has a client — the seller. Their job is to get the seller the best outcome.

That doesn’t make them a villain. It makes them taken.

So if they offer to write your offer too, ask out loud: “Who are you working for in this deal, and what does the paperwork say?” A good agent will answer it straight.

You already found the house. So what do you need me for? 🏠

Finding it is the easy part. The photos, price, and school zone are all public.

What isn’t public: whether your offer protects you. Which deadline, if you miss it, costs you your earnest money. What happens if the appraisal comes in low.

Anyone can unlock a door. The work starts when you’re under contract.
